【摘要】:伴隨我國(guó)的住房制度改革逐漸深入,房地產(chǎn)業(yè)已經(jīng)成為我國(guó)國(guó)民經(jīng)濟(jì)行業(yè)中十分重要行業(yè),房地產(chǎn)金融業(yè)在金融市場(chǎng)中的地位和作用也日益的突出。所以,住房的建設(shè)及其消費(fèi),已經(jīng)成為了新消費(fèi)的熱點(diǎn)和經(jīng)濟(jì)新的增長(zhǎng)點(diǎn)。因而,金融機(jī)構(gòu)根據(jù)新的發(fā)展需求,同時(shí)也為了滿足居民的購(gòu)房需求,進(jìn)而開(kāi)展個(gè)人住房消費(fèi)信貸業(yè)務(wù),它是社會(huì)經(jīng)濟(jì)和銀行金融發(fā)展的必然選擇。 本文首先介紹了有關(guān)個(gè)人住房消費(fèi)信貸的相關(guān)理論;其次對(duì)我國(guó)個(gè)人住房消費(fèi)信貸市場(chǎng)的現(xiàn)狀進(jìn)行分析,提出我國(guó)個(gè)人住房消費(fèi)信貸市場(chǎng)普遍存在的問(wèn)題,房地產(chǎn)市場(chǎng)的發(fā)展不規(guī)范;住房二級(jí)市場(chǎng)欠發(fā)達(dá);風(fēng)險(xiǎn)防范機(jī)制匱乏及個(gè)人信用制度不健全;個(gè)人住房消費(fèi)信貸的資金來(lái)源渠道狹窄等問(wèn)題,除此之外,消費(fèi)者的收入水平較低,其消費(fèi)能力不足以及一些人的消費(fèi)觀念也制約了我國(guó)的個(gè)人住房消費(fèi)信貸的發(fā)展;然后本文收集了2000—2010年的影響我國(guó)個(gè)人住房消費(fèi)信貸市場(chǎng)因素的年度統(tǒng)計(jì)數(shù)據(jù)來(lái)進(jìn)行多元線性回歸分析,得出商品房的平均銷售價(jià)格對(duì)我國(guó)個(gè)人住房消費(fèi)信貸市場(chǎng)的影響較小,城鎮(zhèn)居民的人均居住面積、個(gè)人住房信貸市場(chǎng)的違約率及城鎮(zhèn)居民家庭人均可支配收入對(duì)個(gè)人住房消費(fèi)信貸市場(chǎng)影響最顯著;再者通過(guò)對(duì)國(guó)外個(gè)人住房消費(fèi)信貸市場(chǎng)的發(fā)展背景以及其運(yùn)作機(jī)理進(jìn)行分析,并從中提煉出對(duì)發(fā)展、完善我國(guó)個(gè)人住房消費(fèi)信貸市場(chǎng)有重要意義的經(jīng)驗(yàn)和啟示;最后針對(duì)我國(guó)個(gè)人住房消費(fèi)信貸市場(chǎng)所存在的問(wèn)題提出完善相應(yīng)對(duì)策,如規(guī)范和完善我國(guó)的房地產(chǎn)市場(chǎng)的發(fā)展,進(jìn)一步完善和健全我國(guó)的住房二級(jí)市場(chǎng),加強(qiáng)政府及金融機(jī)構(gòu)的監(jiān)督與完善個(gè)人信用制度,加快發(fā)展我國(guó)的住房抵押貸款證券化,提高金融機(jī)構(gòu)的服務(wù)質(zhì)量等,以促進(jìn)我國(guó)個(gè)人住房消費(fèi)信貸市場(chǎng)的健康發(fā)展。
[Abstract]:With the deepening of housing system reform in China, the real estate industry has become a very important industry in the national economy, the real estate financial industry in the financial market position and role is increasingly prominent. The construction and consumption of housing has become a hot spot of new consumption and a new growth point of economy. Therefore, according to the new development needs, financial institutions also to meet the housing demand of residents. Furthermore, it is an inevitable choice for the development of social economy and bank finance to carry out the personal housing consumption credit business. This paper first introduces the relevant theories of personal housing consumption credit; Secondly, this paper analyzes the current situation of consumer credit market of individual housing in our country, and points out the common problems of consumer credit market of individual housing in our country, and the non-standard development of real estate market. The secondary housing market is underdeveloped; Lack of risk prevention mechanism and imperfect personal credit system; Personal housing consumption credit sources of funding channels are narrow, in addition, consumer income level is low. Its insufficient consumption ability and some people's consumption concept also restrict the development of personal housing consumption credit in our country; Then this paper collects the annual statistical data of the factors affecting the consumer credit market of individual housing in China from 2000 to 2010 to carry out multivariate linear regression analysis. It is concluded that the average selling price of commercial housing has little influence on the consumer credit market of individual housing in China, and the per capita living area of urban residents. The default rate of individual housing credit market and the per capita disposable income of urban households have the most significant influence on the individual housing consumption credit market. Thirdly, through the analysis of the development background and the operating mechanism of the foreign individual housing consumption credit market, the author abstracts the important experience and enlightenment to the development and the consummation of our country's individual housing consumption credit market. Finally, in view of the problems existing in the consumer credit market of individual housing in our country, the author puts forward the corresponding countermeasures, such as standardizing and perfecting the development of the real estate market in our country, and further perfecting and perfecting the secondary market of housing in our country. We should strengthen the supervision of the government and financial institutions, improve the personal credit system, speed up the development of mortgage securitization in China, and improve the service quality of financial institutions. In order to promote our personal housing consumption credit market healthy development.
