大連萬(wàn)達(dá)城市綜合體開(kāi)發(fā)營(yíng)運(yùn)模式研究

【摘要】:城市綜合體建筑是社會(huì)需求、經(jīng)濟(jì)發(fā)展的必然產(chǎn)物。城市綜合體建筑將商業(yè)、辦公、居住、旅店、餐飲、會(huì)議、展覽、娛樂(lè)等多種使用功能相互結(jié)合并綜合協(xié)調(diào)布置,在有限的城市用地上,創(chuàng)造出高度集合各項(xiàng)城市功能的建筑形式,合理高效地利用土地資源,節(jié)約資金、能源以及市政設(shè)施,使我們的生活更加的便捷和舒適,同時(shí)也是城市的靚麗風(fēng)景線,在一定程度上緩解了有限城市空間與不斷增長(zhǎng)的城市人口的矛盾,提升城市居民的生活水平。 實(shí)踐證明,城市綜合體的開(kāi)發(fā)是和當(dāng)?shù)睾暧^經(jīng)濟(jì)環(huán)境和微觀人們生活環(huán)境相聯(lián)系的,在不同的階段都有著不同的發(fā)展模式。如今,更多的項(xiàng)目證明了城市綜合體的商業(yè)開(kāi)發(fā)利用要符合開(kāi)發(fā)區(qū)域的特征的,否側(cè),將會(huì)造成項(xiàng)目的失敗。但是,真正能體現(xiàn)項(xiàng)目是否成功的,關(guān)鍵在于開(kāi)發(fā)后的運(yùn)營(yíng)上。 本文通過(guò)分析大連萬(wàn)達(dá)綜合體開(kāi)發(fā)運(yùn)營(yíng)的現(xiàn)狀,對(duì)大連萬(wàn)達(dá)取得的成就進(jìn)行了總結(jié),包括有效拉動(dòng)和刺激消費(fèi)、打造新的城市中心、創(chuàng)造大量就業(yè)崗位、知名企業(yè)與品牌集聚效益、綜合服務(wù)集成提供等。本文認(rèn)為,萬(wàn)達(dá)城市綜合體的開(kāi)發(fā)運(yùn)營(yíng)是成功的,在國(guó)內(nèi)眾多商業(yè)地產(chǎn)開(kāi)發(fā)商中也是一流的,盡管萬(wàn)達(dá)的城市綜合體的運(yùn)營(yíng)在部分區(qū)域遭到嚴(yán)峻的挑戰(zhàn),萬(wàn)達(dá)開(kāi)發(fā)運(yùn)營(yíng)模式中存在的一些劣勢(shì),但是,我們必須看到,萬(wàn)達(dá)綜合體模式開(kāi)發(fā)運(yùn)營(yíng)中所具有的獨(dú)特競(jìng)爭(zhēng)優(yōu)勢(shì)是其它開(kāi)發(fā)商所不可比的。但是大連萬(wàn)達(dá)要做出推廣,也有自己的不利因素,例如推廣的門(mén)檻高、發(fā)展瓶頸制約是人才;對(duì)比較合適萬(wàn)達(dá)模式發(fā)展的推廣區(qū)域提出了基本的測(cè)算方面,針對(duì)萬(wàn)達(dá)城市綜合體開(kāi)發(fā)運(yùn)營(yíng)模式中的風(fēng)險(xiǎn),提出了減低投資成本、明確競(jìng)爭(zhēng)優(yōu)勢(shì)、符合城市綜合體的運(yùn)營(yíng)規(guī)律、明確項(xiàng)目規(guī)劃與業(yè)態(tài)設(shè)計(jì)、主導(dǎo)功能與輔助功能相協(xié)調(diào)、尋求廣泛合作支持等對(duì)策。
[Abstract]:Urban complex building is the inevitable outcome of social demand and economic development. Urban complex buildings integrate and coordinate commercial, office, residential, hotel, catering, conference, exhibition, entertainment and other functions on a limited number of urban areas. Create a highly integrated urban function of the building form, rational and efficient use of land resources, save money, energy and municipal facilities, make our life more convenient and comfortable, but also the city's beautiful scenery, To some extent, it alleviates the contradiction between the limited urban space and the increasing urban population, and promotes the living standard of the urban residents. Practice has proved that the development of urban complex is related to the local macro-economic environment and micro-living environment, and has different development models in different stages. Nowadays, more projects prove that the commercial development and utilization of urban complex should conform to the characteristics of the development area, which will lead to the failure of the project. However, the real success of the project, the key lies in the development of the operation. By analyzing the current situation of Dalian Wanda complex development and operation, this paper summarizes the achievements of Dalian Wanda, including effectively pulling and stimulating consumption, building new urban center, and creating a large number of jobs. Well-known enterprises and brand agglomeration benefits, integrated service integration to provide and so on. This paper holds that the development and operation of Wanda urban complex is successful, and it is also a first-class one among many commercial real estate developers in China, although the operation of Wanda's urban complex is severely challenged in some areas. There are some disadvantages in Wanda's development and operation mode, however, we must see that the unique competitive advantage of Wanda complex mode is not comparable to other developers. However, Dalian Wanda also has its own disadvantages to make promotion. For example, the threshold of promotion is high, and the bottleneck of development is talent. The basic calculation of the extension area that is more suitable for Wanda mode development is put forward. In view of the risks in Wanda's urban complex development and operation model, the paper puts forward that the investment cost should be reduced, the competitive advantage should be defined, the operation rule of the urban complex should be met, the project planning and the design of the business form should be made clear, and the leading function and the auxiliary function should be coordinated. Seek broad cooperation support and other countermeasures.
