城市綜合體區(qū)位差異導向設計研究

【摘要】: 城市綜合體是指具有城市性、集合多種城市空間與功能于一體的空間實體,是將城市交通、城市公共活動、城市休閑娛樂等城市活動空間的多項內容和城市商業(yè)、辦公、居住、旅店、展覽、餐飲、會議、文娛、度假和教育等建筑空間進行整合,在各部分之間建立一種相互依存、相互助益的能動關系,從而形成一個多功能,高效率的空間實體。 本文闡述了城市內部存在著經濟產業(yè)、生態(tài)環(huán)境、既有建設條件、城市空間形態(tài)等方面的不同,存在區(qū)位差異。而區(qū)位差異是城市各要素綜合作用與發(fā)展的結果;同時,這種區(qū)位差異性的形成與變化存在內在機理,是產生綜合體建設所必須考慮的;城市綜合體是依附于城市空間存在的,不能脫離其建設背景而單獨存在,它的建設必須充分考慮周邊城市地段的區(qū)位特點及其與其他區(qū)位的差異性。城市綜合體的功能配比由其區(qū)位條件決定,而功能配比模型則與其物質形態(tài)有著緊密的互動關系。 本文通過對城市區(qū)位條件差異的研究,基于城市綜合體商業(yè)模型則與其物質形態(tài)的互動關系提出了區(qū)位差異導向的設計理念,并將適合城市綜合體建設的城市區(qū)位分為:舊城區(qū)、都會區(qū)、新市鎮(zhèn)和鄉(xiāng)郊地區(qū)。并將城市綜合體類型以區(qū)位差異為導向進行分類。并根據(jù)區(qū)位差異導向的綜合體分類提出區(qū)位差異導向的城市綜合體的設計的原則、策略和方法。 區(qū)位差異導向的城市綜合體設計應遵循以下原則,分別是:區(qū)位類型決定功能配比原則、可達程度與功能配比協(xié)同原則、空間形式風格體現(xiàn)或提升所處區(qū)位的總體特征原則、充分利用或優(yōu)化所處區(qū)位生態(tài)基礎原則、開發(fā)強度與所處區(qū)位總體狀態(tài)相適應的原則。再分別針對舊城更新型城市綜合體、都會型城市綜合體、新市鎮(zhèn)型城市綜合體和鄉(xiāng)郊型城市綜合體提出設計策略和方法,該設計理念及方法有助于城市綜合體規(guī)避不同區(qū)位條件下的設計缺陷風險,以期達到提高城市綜合體商業(yè)效率及回報,為城市功能升級、居民生活質量提升和開發(fā)方的獲利帶來多贏的局面。
[Abstract]:An urban complex refers to a spatial entity with urban character, which integrates various urban spaces and functions. It is a multi-content of urban activity space, such as urban transportation, urban public activities, urban leisure and entertainment, as well as urban commerce, office, residence, etc. Hotels, exhibitions, restaurants, conferences, entertainment, vacations and education are integrated to create an interdependent and mutually beneficial dynamic relationship between the various parts, thus forming a multi-functional and efficient space entity. This paper expounds that there are differences in economic industry, ecological environment, construction conditions, urban spatial forms and so on, and there are regional differences in urban interior. The location difference is the result of the comprehensive action and development of each element of the city; at the same time, the formation and change of this kind of location difference has its inherent mechanism, which must be considered in the construction of the complex, and the urban complex is dependent on the existence of the urban space. It can not exist independently from its construction background, and its construction must fully consider the location characteristics of the surrounding urban areas and their differences with other locations. The functional ratio of urban complex is determined by its location condition, and the functional matching model is closely related to its material form. Based on the study of the difference of city location conditions and the interactive relationship between the commercial model of urban complex and its material form, this paper puts forward the design concept of location difference orientation. The urban location suitable for urban complex construction is divided into old urban district, metropolitan area, new town and rural area. The type of urban complex is classified in terms of location difference. The principles, strategies and methods of the design of location-oriented urban complexes are put forward according to the classification of location-difference-oriented complexes. The design of urban complex guided by location difference should follow the following principles: location type determines the function matching principle, the degree of reachability and the coordination principle of function matching, the general characteristic principle of the location reflected or promoted by the spatial form style. The principle of making full use of or optimizing the ecological basis of the location and the principle of adapting the development intensity to the overall state of the location. And then put forward the design strategies and methods for the new type urban complex, the new town type and the rural urban complex, respectively. The design idea and method can help the urban complex to avoid the risk of design defects under different location conditions, in order to improve the commercial efficiency and return of the urban complex, and upgrade the urban function. The improvement of the quality of life of the residents and the profit of the developers bring about a win-win situation.
