【摘要】:房地產(chǎn)市場(chǎng)競(jìng)爭(zhēng)日益激烈,政府宏觀(guān)調(diào)控政策不斷出臺(tái),房地產(chǎn)企業(yè)正處于發(fā)展的轉(zhuǎn)折點(diǎn),房地產(chǎn)企業(yè)要實(shí)現(xiàn)可持續(xù)發(fā)展,就必須對(duì)房地產(chǎn)企業(yè)建設(shè)項(xiàng)目集成管理的績(jī)效進(jìn)行評(píng)價(jià)研究?茖W(xué)合理的房地產(chǎn)建設(shè)項(xiàng)目績(jī)效評(píng)價(jià)體系不僅可以有效的考察已完項(xiàng)目的運(yùn)行成效,也通過(guò)對(duì)項(xiàng)目評(píng)價(jià)來(lái)完善企業(yè)的薄弱環(huán)節(jié),讓企業(yè)在未來(lái)的發(fā)展中能不斷改進(jìn),完善企業(yè)項(xiàng)目建設(shè)管理的不足。面對(duì)房地產(chǎn)市場(chǎng)激烈競(jìng)爭(zhēng)的局面,針對(duì)隨著房地產(chǎn)企業(yè)原有的的建設(shè)項(xiàng)目績(jī)效評(píng)價(jià)體系已滯后的狀況,本文基于國(guó)內(nèi)外房地產(chǎn)企業(yè)建設(shè)項(xiàng)目績(jī)效評(píng)價(jià)的研究現(xiàn)狀,詳細(xì)分析現(xiàn)存房地產(chǎn)企業(yè)建設(shè)項(xiàng)目績(jī)效評(píng)價(jià)體系存在的問(wèn)題,嘗試構(gòu)建新的房地產(chǎn)企業(yè)建設(shè)項(xiàng)目集成管理的績(jī)效評(píng)價(jià)體系,并對(duì)其進(jìn)行可行性研究。 本文在構(gòu)建房地產(chǎn)企業(yè)建設(shè)項(xiàng)目集成管理的績(jī)效評(píng)價(jià)體系的過(guò)程中,主要在兩方面進(jìn)行了改進(jìn):第一,將供應(yīng)鏈的集成思想運(yùn)用到房地產(chǎn)企業(yè)建設(shè)項(xiàng)目績(jī)效評(píng)價(jià)的過(guò)程中實(shí)現(xiàn)了建設(shè)項(xiàng)目全過(guò)程的績(jī)效評(píng)價(jià)。改變了建設(shè)項(xiàng)目評(píng)價(jià)中只重視某一階段,而忽略了從建設(shè)項(xiàng)目整個(gè)發(fā)展周期的戰(zhàn)略高度來(lái)評(píng)價(jià)。第二,將評(píng)價(jià)分為分總μ評(píng)價(jià)。分μ是按施工流程先將評(píng)價(jià)劃分為三個(gè)階段。在各階段,選取對(duì)各階段影響較大的關(guān)鍵指標(biāo),總μ是在對(duì)各階段進(jìn)行評(píng)價(jià)的基礎(chǔ)上,運(yùn)用對(duì)各階段賦權(quán)打分的方法對(duì)整個(gè)房地產(chǎn)企業(yè)建設(shè)項(xiàng)目進(jìn)行綜合的績(jī)效評(píng)價(jià)。 本文構(gòu)建了一套新的房地產(chǎn)企業(yè)建設(shè)項(xiàng)目集成管理的績(jī)效評(píng)價(jià)體系,并在實(shí)際項(xiàng)目的運(yùn)行中進(jìn)行了實(shí)證分析。通過(guò)對(duì)新舊體系在房地產(chǎn)建設(shè)項(xiàng)目實(shí)踐中的對(duì)比,提出了房地產(chǎn)企業(yè)建設(shè)項(xiàng)目集成管理的績(jī)效評(píng)價(jià)體系,使之能夠更加合理的進(jìn)行評(píng)價(jià),同時(shí)也驗(yàn)證了本文構(gòu)建的房地產(chǎn)企業(yè)建設(shè)項(xiàng)目集成管理的績(jī)效評(píng)價(jià)體系具有可操作性。通過(guò)評(píng)價(jià)的結(jié)果來(lái)有效應(yīng)對(duì)日益激烈的市場(chǎng)競(jìng)爭(zhēng),為實(shí)現(xiàn)房地產(chǎn)企業(yè)的可持續(xù)發(fā)展提供科學(xué)參考依據(jù)。
[Abstract]:The competition in the real estate market is becoming more and more intense, and the government's macro-control policies have been introduced constantly. The real estate enterprises are at a turning point in their development. The real estate enterprises want to achieve sustainable development. It is necessary to evaluate the performance of integrated management of construction projects in real estate enterprises. A scientific and reasonable performance evaluation system of real estate construction projects can not only effectively investigate the operational results of completed projects, but also improve the weak links of enterprises through project evaluation, so that enterprises can continuously improve in the future development. The deficiency of perfecting enterprise project construction management. In the face of the fierce competition in the real estate market, in view of the situation that the performance evaluation system of the original construction projects of the real estate enterprises has lagged behind, this paper bases on the research status quo of the performance evaluation of the construction projects of the real estate enterprises at home and abroad. This paper analyzes in detail the problems existing in the performance evaluation system of construction projects of real estate enterprises, tries to construct a new performance evaluation system for integrated management of construction projects of real estate enterprises, and makes a feasibility study on it. In the process of constructing the performance evaluation system of the integrated management of the construction project of the real estate enterprise, this paper has mainly carried on the improvement in two aspects: first, The integrated idea of supply chain is applied to the performance evaluation of the construction project of real estate enterprise. The whole process of the performance evaluation of the construction project is realized. It changed the emphasis on a certain stage in the evaluation of construction project, but neglected to evaluate it from the strategic height of the whole development cycle of the construction project. Second, the evaluation is divided into total 渭 evaluation. According to the construction process, the evaluation is divided into three stages. In each stage, select the key indicators which have a great impact on each stage. The total 渭 is based on the evaluation of each stage, and the method of weighting and scoring for each stage is used to comprehensively evaluate the performance of the whole real estate enterprise construction project. This paper constructs a new performance evaluation system of real estate enterprise construction project integrated management, and carries on the empirical analysis in the actual project operation. By comparing the new and old systems in the practice of real estate construction projects, this paper puts forward the performance evaluation system of integrated management of real estate enterprises' construction projects, so that it can be more reasonably evaluated. At the same time, it also verifies that the performance evaluation system of real estate enterprise construction project integrated management is operable. The evaluation results can effectively deal with the increasingly fierce market competition and provide a scientific reference for the realization of sustainable development of real estate enterprises.
