房地產(chǎn)企業(yè)建設(shè)項(xiàng)目集成管理的績(jī)效評(píng)價(jià)研究
[Abstract]:The competition in the real estate market is becoming more and more intense, and the government's macro-control policies have been introduced constantly. The real estate enterprises are at a turning point in their development. The real estate enterprises want to achieve sustainable development. It is necessary to evaluate the performance of integrated management of construction projects in real estate enterprises. A scientific and reasonable performance evaluation system of real estate construction projects can not only effectively investigate the operational results of completed projects, but also improve the weak links of enterprises through project evaluation, so that enterprises can continuously improve in the future development. The deficiency of perfecting enterprise project construction management. In the face of the fierce competition in the real estate market, in view of the situation that the performance evaluation system of the original construction projects of the real estate enterprises has lagged behind, this paper bases on the research status quo of the performance evaluation of the construction projects of the real estate enterprises at home and abroad. This paper analyzes in detail the problems existing in the performance evaluation system of construction projects of real estate enterprises, tries to construct a new performance evaluation system for integrated management of construction projects of real estate enterprises, and makes a feasibility study on it. In the process of constructing the performance evaluation system of the integrated management of the construction project of the real estate enterprise, this paper has mainly carried on the improvement in two aspects: first, The integrated idea of supply chain is applied to the performance evaluation of the construction project of real estate enterprise. The whole process of the performance evaluation of the construction project is realized. It changed the emphasis on a certain stage in the evaluation of construction project, but neglected to evaluate it from the strategic height of the whole development cycle of the construction project. Second, the evaluation is divided into total 渭 evaluation. According to the construction process, the evaluation is divided into three stages. In each stage, select the key indicators which have a great impact on each stage. The total 渭 is based on the evaluation of each stage, and the method of weighting and scoring for each stage is used to comprehensively evaluate the performance of the whole real estate enterprise construction project. This paper constructs a new performance evaluation system of real estate enterprise construction project integrated management, and carries on the empirical analysis in the actual project operation. By comparing the new and old systems in the practice of real estate construction projects, this paper puts forward the performance evaluation system of integrated management of real estate enterprises' construction projects, so that it can be more reasonably evaluated. At the same time, it also verifies that the performance evaluation system of real estate enterprise construction project integrated management is operable. The evaluation results can effectively deal with the increasingly fierce market competition and provide a scientific reference for the realization of sustainable development of real estate enterprises.
