房地產企業(yè)戰(zhàn)略采購實施策略研究

【摘要】:隨著政府調控與市場發(fā)展,房地產行業(yè)將逐步進入健康發(fā)展的軌道,房地產企業(yè)之間的競爭日益激烈,整個房地產市場集中度將進一步提高到一個新的水平。房地產企業(yè)將逐漸告別粗獷發(fā)展時期進入一個全新的以核心競爭力一決高下的時代。房地產企業(yè)將更加關注經(jīng)營管理和可持續(xù)發(fā)展,戰(zhàn)略采購的出現(xiàn)為企業(yè)的采購管理提供了一個全新的視角和思路,為企業(yè)的升級轉型提供了新的出路。近年來戰(zhàn)略采購已作為一個新興有效的手段成為企業(yè)降低采購成本,獲取核心競爭力的工具。因此,對于房地產企業(yè)戰(zhàn)略采購實施的研究很有必要。 首先,論文通過對國內外大量有關戰(zhàn)略采購以及采購管理文獻研究的總結分析,重點研究戰(zhàn)略懫購理論的內涵、核心思想及方法體系,對比分析戰(zhàn)略采購相對傳統(tǒng)采購的進步與優(yōu)勢;接下來,,分析房地產企業(yè)現(xiàn)行的采購管理方式,結合行業(yè)特點分析房地產企業(yè)中應用戰(zhàn)略采購的必要性及面臨的外部機遇和內部挑戰(zhàn),分析我國房地產企業(yè)中戰(zhàn)略采購的應用現(xiàn)狀及存在的問題;然后,分析房地產企業(yè)實施戰(zhàn)略采購的關鍵環(huán)節(jié)——內外部環(huán)境分析、采購物資類別分析、戰(zhàn)略采購策略的制定分析、供應商的發(fā)展與管理分析,以物資分類為基礎,創(chuàng)造性的提出了房地產采購的三維物資采購模型,結合房地產企業(yè)采購特征,建立戰(zhàn)略采購實施策略,深入剖析房地產企業(yè)的戰(zhàn)略采購實施策略,為房地產企業(yè)推廣戰(zhàn)略采購提供理論支撐與依據(jù)。最后,根據(jù)筆者的實踐經(jīng)驗,以FX地產為案例,深度剖析了房地產企業(yè)戰(zhàn)略采購體系及實施過程中各個環(huán)節(jié)的實施策略,提出戰(zhàn)略采購在實際應用過程中的難點和解決措施,為房地產企業(yè)戰(zhàn)略采購在實踐層面的應用提供借鑒與參考。
[Abstract]:With government regulation and market development, the real estate industry will gradually enter the track of healthy development, the competition between real estate enterprises is becoming increasingly fierce. The concentration of the whole real estate market will be further raised to a new level. The real estate enterprises will gradually bid farewell to the rough development period and enter a new era in which the core competitiveness of the real estate market will be resolved. The real estate enterprises will become more relevant. Note on Management and Sustainable Development, The emergence of strategic procurement provides a new perspective and train of thought for enterprise procurement management, and provides a new way for enterprises to upgrade and transform. In recent years, strategic procurement has become a new and effective means for enterprises to reduce procurement costs. Therefore, it is necessary to study the implementation of strategic procurement for real estate enterprises. First of all, through the summary and analysis of a large number of domestic and foreign literature on strategic procurement and procurement management, the paper focuses on the connotation, core ideas and method system of the strategic purchase theory. Comparative analysis of strategic procurement compared with traditional procurement progress and advantages; next, the analysis of the current procurement management of real estate enterprises, According to the characteristics of the real estate industry, this paper analyzes the necessity of applying strategic procurement in real estate enterprises, the external opportunities and internal challenges faced by them, and analyzes the application status and existing problems of strategic procurement in real estate enterprises in our country. This paper analyzes the key links of the implementation of strategic procurement in real estate enterprises-internal and external environment analysis, material category analysis, strategic procurement strategy formulation analysis, supplier development and management analysis, based on material classification. This paper creatively puts forward the 3D material purchasing model of real estate procurement, and combines the characteristics of real estate enterprise procurement, establishes the strategy of strategic procurement, and deeply analyzes the implementation strategy of real estate enterprise's strategic procurement. Finally, according to the author's practical experience, taking FX real estate as a case, the paper deeply analyzes the strategy purchasing system of real estate enterprise and the implementation strategy of each link in the process of implementation. The paper puts forward the difficulties and solutions of strategic procurement in the process of practical application, and provides reference and reference for the application of strategic procurement in real estate enterprises on the practical level.
