基于價(jià)值工程和變權(quán)理論的住宅全裝修價(jià)值評(píng)價(jià)指標(biāo)體系研究

【摘要】: 商品住宅裝修一次到位指新建集合式住宅在交鑰匙前,所有功能空間的固定面全部鋪裝或粉刷完成,廚房和衛(wèi)生間的基本設(shè)備全部安裝完成,簡(jiǎn)稱全裝修。 如何評(píng)價(jià)住宅全裝修的價(jià)值是擺在房地產(chǎn)開(kāi)發(fā)企業(yè)、購(gòu)房者和政府主管部門(mén)面前的重要問(wèn)題。本文利用價(jià)值工程的基本原理,分析住宅全裝修的功能和成本,通過(guò)功能成本比來(lái)探討取得最大價(jià)值量的途徑。 在功能分析中,本文認(rèn)為住宅全裝修應(yīng)該具有美化居室、再塑和利用室內(nèi)空間、保護(hù)及隱蔽結(jié)構(gòu)和設(shè)備、提高住宅物理性能、環(huán)境保護(hù)和提高智能化水平等六項(xiàng)基本功能,每個(gè)功能又可分為若干子功能。通過(guò)對(duì)這些功能指標(biāo)的評(píng)價(jià)打分,就可得到價(jià)值評(píng)價(jià)所需要的功能系數(shù)?紤]到各個(gè)指標(biāo)的均衡性,文章應(yīng)用了變權(quán)重綜合評(píng)價(jià)模型,這樣,任何一個(gè)方案的評(píng)分過(guò)低,都會(huì)導(dǎo)致該方案被放棄。在成本分析中,本文認(rèn)為住宅全裝修的成本應(yīng)該按全生命周期成本考慮。因此,文章考慮資金的時(shí)間價(jià)值,計(jì)算出全裝修價(jià)值評(píng)價(jià)所需要的成本系數(shù)。 文章根據(jù)功能系數(shù)和成本系數(shù)計(jì)算出價(jià)值系數(shù),通過(guò)對(duì)價(jià)值系數(shù)的分析,文章建議房地產(chǎn)開(kāi)發(fā)企業(yè)注重管理、注重裝修設(shè)計(jì),建議購(gòu)房者綜合考慮裝修的功能與成本,建議政府主管部門(mén)加強(qiáng)監(jiān)管、規(guī)范市場(chǎng)行為。
[Abstract]:Once-in-place decoration of commercial housing means that the fixed surface of all functional spaces is paved or painted before the turn-key of the newly-built integrated house, and the basic equipment of kitchen and toilet is all installed, for short, full decoration. How to evaluate the value of residential decoration is an important problem in front of real estate development enterprises, buyers and government departments. In this paper, the basic principle of value engineering is used to analyze the function and cost of the complete decoration, and the way to obtain the maximum value is discussed through the ratio of function to cost. In the functional analysis, this paper thinks that the complete decoration of the house should have six basic functions, such as beautifying the room, remolding and utilizing the indoor space, protecting and hiding the structure and equipment, improving the physical performance of the house, protecting the environment and raising the level of intelligence, and so on. Each function can be divided into several sub-functions. Through the evaluation of these functional indicators, we can get the functional coefficient needed for the value evaluation. Considering the balance of each index, the variable weight comprehensive evaluation model is applied in this paper, so that any scheme's score is too low, which will lead to the abandonment of the scheme. In the cost analysis, this paper thinks that the cost of residential decoration should be considered according to the whole life cycle cost. Therefore, considering the time value of capital, the cost coefficient needed to evaluate the value of complete decoration is calculated. This article calculates the value coefficient according to the function coefficient and the cost coefficient. Through the analysis of the value coefficient, the article suggests that the real estate development enterprise should pay attention to the management, pay attention to the decoration design, and suggest the buyer to consider the function and the cost of the decoration comprehensively. It is suggested that government departments strengthen supervision and regulate market behavior.
