商品住宅全裝修項(xiàng)目功能價(jià)值評(píng)價(jià)研究

【摘要】:近年來(lái)我國(guó)新建商品住宅開(kāi)發(fā)采用全裝修的比重穩(wěn)步提升,這也與目前國(guó)際上商品住宅全裝修國(guó)際居住標(biāo)準(zhǔn)的主流形式相符。然而在我國(guó),由于全裝修交房還處于起步階段,對(duì)全裝修存在一定的偏見(jiàn)和誤區(qū)。全裝修交房的普及,主要在于人們的接受過(guò)程,而技術(shù)本身并不存在問(wèn)題。對(duì)開(kāi)發(fā)商以及購(gòu)房消費(fèi)者來(lái)說(shuō),隨著房地產(chǎn)開(kāi)發(fā)中全裝修房的比例逐步提高,如何既節(jié)約成本又利于銷售,使住宅建設(shè)中的全裝修部分實(shí)現(xiàn)成本降低和功能全面以及兩者的協(xié)調(diào)統(tǒng)一,如何使全裝修滿足經(jīng)濟(jì)適用等各方面的問(wèn)題,則需要一定的評(píng)價(jià)標(biāo)準(zhǔn)和指標(biāo)來(lái)進(jìn)行合理的評(píng)定。 基于此,本文對(duì)商品住宅全裝修的功能價(jià)值進(jìn)行評(píng)價(jià)研究,采用的方法主要有文獻(xiàn)法、綜合歸納法、規(guī)范研究法。通過(guò)對(duì)大量理論文獻(xiàn)和實(shí)踐經(jīng)驗(yàn)的總結(jié),從目前國(guó)內(nèi)商品住宅全裝修項(xiàng)目的特性入手,,結(jié)合我國(guó)商品住宅全裝修項(xiàng)目市場(chǎng)發(fā)展的特點(diǎn),從商品住宅全裝修項(xiàng)目的特點(diǎn)和商品住宅全裝修項(xiàng)目的內(nèi)容出發(fā),構(gòu)建了室內(nèi)空間、再塑室內(nèi)空間、隱蔽結(jié)構(gòu)及設(shè)備、住宅物理性能、綠色環(huán)保功能、智能化水平6個(gè)一級(jí)指標(biāo),下設(shè)美化造型、美化材料等18個(gè)二級(jí)指標(biāo)。 以住宅全裝修A方案、住宅全裝修B方案、住宅全裝修C方案為實(shí)證對(duì)象,通過(guò)論文構(gòu)建的商品住宅全裝修項(xiàng)目?jī)r(jià)值評(píng)價(jià)指標(biāo)體系,對(duì)住宅全裝修A方案、住宅全裝修B方案、住宅全裝修C方案進(jìn)行評(píng)價(jià),并根據(jù)評(píng)價(jià)結(jié)果得出:住宅全裝修B方案更適合裝修者的需求;從分析的三個(gè)實(shí)際案例所對(duì)應(yīng)的商品住宅全裝修項(xiàng)目?jī)r(jià)值評(píng)價(jià)指標(biāo)體系里可以得出:在二級(jí)權(quán)重中,再塑室內(nèi)空間、室內(nèi)空間、隱蔽結(jié)構(gòu)及設(shè)備所占的權(quán)重比較大,在三級(jí)權(quán)重中,美化造型、橫向分割空間、隱蔽管線、防火防滑防曬、節(jié)約資源、電氣化所占的權(quán)重比較大,應(yīng)該引起裝修公司的重視。
[Abstract]:In recent years, the proportion of full decoration in the development of newly built commercial residential buildings in China has steadily increased, which is in line with the mainstream form of the international standard of full decoration of commercial residential buildings at present. However, in our country, due to the complete decoration is still in its infancy, there are some prejudices and misunderstandings on the full decoration. The popularization of complete decoration and delivery mainly lies in the acceptance process of people, and the technology itself does not have problems. For developers and buyers, with the proportion of fully decorated houses in real estate development gradually increasing, how to save costs and facilitate sales, In order to realize the cost reduction, the comprehensive function and the coordination and unification of the whole decoration part in the housing construction, how to make the whole decoration meet the economic and applicable problems, we need certain evaluation criteria and indicators to carry on the reasonable evaluation. Based on this, this paper evaluates and studies the functional value of the complete decoration of commercial housing. The main methods are literature method, comprehensive induction method and standard research method. By summing up a large number of theoretical documents and practical experiences, starting with the characteristics of the domestic commercial housing full decoration project, combining with the characteristics of the market development of our country's commodity housing complete decoration project, Based on the characteristics of the complete decoration project of the commercial residence and the content of the complete decoration project of the commercial residence, the interior space, the remolding of the indoor space, the concealed structure and equipment, the physical performance of the residence, the function of green environmental protection are constructed. Intelligent level of 6 first-level indicators, under beautification modeling, beautification materials and other 18 second-level indicators. Taking the scheme A, B and C of housing decoration as the demonstration object, this paper constructs the evaluation index system of the value of the commercial housing decoration project, and gives the scheme A for the complete decoration of the house and the scheme B for the complete decoration of the house. According to the evaluation results, it is concluded that the B scheme is more suitable for the needs of the decorator; From the analysis of three actual cases corresponding to the value evaluation index system of the full decoration project of commercial housing, it can be concluded that in the secondary weight, the weight of remolded indoor space, indoor space, hidden structure and equipment is relatively large. In the third class weight, beautification modeling, transverse division space, hidden pipeline, fire, skid and sunscreen, saving resources, electrification occupies a large weight, which should be paid attention to by decoration company.
