精裝修項目過程管理關(guān)鍵研究

【摘要】:精裝,指經(jīng)過精致裝修的房屋,與“普裝、平裝、簡裝”相對立,隨著經(jīng)濟水平的提高,精裝房在整個商品房地產(chǎn)市場中所占的比率已越來越高,隨著濱海新區(qū)的開發(fā)和開放,天津市精裝房的數(shù)量也正在迅猛增長。精裝房的大面積應(yīng)用,帶來的將是住房項目精細化設(shè)計、精細化施工、精細化管理的應(yīng)用與推廣,將對傳統(tǒng)的地產(chǎn)開發(fā)項目管理體系帶來全新的挑戰(zhàn)與革命。天津昌泰房地產(chǎn)公司同天津本土的眾多地產(chǎn)開發(fā)企業(yè)一樣,經(jīng)歷了房地產(chǎn)項目逐漸成熟與完善的發(fā)展過程,也面臨著新的挑戰(zhàn)。為了適應(yīng)新的形式和目標,昌泰公司擬借管理要求最高的新建精裝房項目,對項目管理過程進行系統(tǒng)的探討、研究,以建立更規(guī)范、更完善的項目管理體系,使得公司能快速推動多個項目的同步進行,并確保各個項目的管理水平和質(zhì)量達到相應(yīng)標準,實現(xiàn)公司投資回收收益。 本文并不只是研究項目管理細節(jié)和制度,不重點研究具體的成本管理、質(zhì)量管理,重點研究以成果為導(dǎo)向,分析研究項目過程管理過程中的關(guān)鍵,針對管理關(guān)鍵組織重點管理,通過重點業(yè)務(wù)的管理帶動項目的整體發(fā)展,最終實現(xiàn)既定的項目管理目標。本文在具體的研究過程中,通過剖析精裝房的產(chǎn)品特點,發(fā)掘項目過程管理的關(guān)鍵;通過運用WBS圖、責(zé)任分配矩陣、項目行動計劃表等管理工具,分析各階段管理重點;通過組織架構(gòu)調(diào)整、合同管理、流程管理等管理措施,來建立核心要素的重點管理,達到有效控制的目的。最終,通過本文研究,希望幫助昌泰公司順利完成金海灣精裝房項目管理工作,也為同行業(yè)人士進一步探討、研究提供參考和依據(jù)。
[Abstract]:Hardcover, which refers to the refined decoration of houses, is opposed to "plain, paperback, and paperback". With the development of the economy, the ratio of hardcover rooms in the entire commodity real estate market has been increasing, and with the development and opening of Binhai New area, The number of hardcover rooms in Tianjin is also growing rapidly. The large area application of hardcover rooms will bring about the application and promotion of fine design, fine construction and fine management of housing projects. It will bring new challenges and revolutions to the traditional real estate development project management system. Like many local real estate development enterprises in Tianjin, Tianjin Changtai Real Estate Company has experienced a process of maturing and perfecting real estate projects. Also facing new challenges. In order to adapt to the new forms and objectives, Changtai Company intends to conduct a systematic discussion and study on the project management process in order to establish a more standardized project by using the newly built hardcover room project, which has the highest management requirements. More perfect project management system enables the company to quickly promote the synchronization of multiple projects and ensure that the management level and quality of each project reach the corresponding standards to achieve the return of income from investment. This paper not only studies the project management details and systems, but also does not focus on the specific cost management, quality management, focus on the results-oriented, analysis of the project process management process key. In view of the key management of key organizations, the management of key business leads the overall development of the project, and finally realizes the established project management objectives. In the specific research process, this paper analyzes the characteristics of the products of the hardcover room. Find out the key of project process management, analyze the key points of each stage by using WBS diagram, responsibility distribution matrix, project action plan, etc. Through organization structure adjustment, contract management, process management and other management measures, To establish the key management of the core elements to achieve the purpose of effective control. Finally, through the study of this paper, we hope to help Changtai Company to successfully complete the project management work of the Jinhai Bay hardcover Room, and also to further explore for the same industry people. The research provides reference and basis.
