住宅價格、人口異質(zhì)性與城市規(guī)模

【摘要】:城市化作為經(jīng)濟(jì)增長的重要引擎,一直是人們關(guān)注的重點(diǎn),但近年來中國住宅價格不斷上漲導(dǎo)致的城市生產(chǎn)生活成本的持續(xù)攀升,正引起人們對房價是否會限制城市人口流入的擔(dān)憂。而現(xiàn)有研究鮮有考慮不同類型人口下的房價對城市人口規(guī)模的影響,而忽略這種人口異質(zhì)性的研究結(jié)論及相關(guān)政策可能存在較大偏差;诖,將城市人口按戶籍所在地和從事產(chǎn)業(yè)不同進(jìn)行劃分,利用中國2006-2014年206個城市樣本數(shù)據(jù)進(jìn)行了研究。研究發(fā)現(xiàn):控制收入、教育醫(yī)療等因素后,本地居民對房價比較敏感,而外來人口并不敏感,而對實(shí)際收入比較敏感;房價提高會促進(jìn)第二產(chǎn)業(yè)人口向第三產(chǎn)業(yè)人口的轉(zhuǎn)變;進(jìn)一步從不同地區(qū)來看,中西部地區(qū)房價與城市規(guī)模正相關(guān),但東部地區(qū)房價上漲對城市人口具有明顯的"擠出效應(yīng)"。從而,住宅價格的相關(guān)政策應(yīng)關(guān)注人口異質(zhì)性和區(qū)域差異,合理對待房價上漲問題。
[Abstract]:Urbanization, as an important engine of economic growth, has always been the focus of people's attention. However, in recent years, the rising housing prices in China have led to a sustained rise in the cost of production and living in cities. Is raising concerns about whether house prices will limit the inflow of urban population. However, few of the existing studies have considered the impact of housing prices on the size of the urban population under different types of population, but the conclusions and relevant policies that ignore the heterogeneity of the population may have a large deviation. Based on this, the urban population is divided according to the location of household registration and the industry, and the data of 206 cities in China from 2006 to 2014 are used to carry out the research. It is found that after controlling income, education and medical treatment, the local residents are sensitive to the housing price, but the foreign population is not sensitive to the real income, and the increase of the house price will promote the transformation from the secondary industry population to the tertiary industry population. Further, from different regions, the central and western regions house prices are positively related to the size of the city, but the eastern area housing prices increase has an obvious "crowding-out effect" on the urban population. Therefore, the relative policy of housing price should pay attention to the heterogeneity of population and regional difference, and treat the rising of house price reasonably.
