【摘要】：從居民住房選擇行為微觀視角研究郊區(qū)新城的人口吸引策略。運(yùn)用敘述性偏好法設(shè)計(jì)虛擬住房選擇行為調(diào)查,探索上海居民居住偏好特征,構(gòu)建離散選擇模型,基于支付意愿(WTP)解釋各因素對(duì)居住偏好影響程度的差異。在此基礎(chǔ)上,應(yīng)用該模型結(jié)果模擬評(píng)估人口吸引力引導(dǎo)策略的有效性,針對(duì)市域各圈層提出居住吸引力評(píng)價(jià)與規(guī)劃建議,并具體到各個(gè)新城評(píng)估現(xiàn)狀發(fā)展情況,并提出差異化改善策略,為引導(dǎo)人口空間分布的研究提供一種行為視角的新的思路。
[Abstract]:This paper studies the population attraction strategy of suburban New City from the perspective of residential housing choice behavior. Based on the descriptive preference method, this paper designs a survey on the behavior of virtual housing selection, explores the characteristics of residential preference of Shanghai residents, constructs a discrete choice model, and explains the difference of the influence of various factors on the residential preference based on the WTP (willingness to pay). On this basis, the model results are used to simulate and evaluate the effectiveness of the population attraction guidance strategy, and the residential attractiveness evaluation and planning suggestions are put forward according to the different circles of the city, and the current situation of each new city is evaluated. The strategy of differentiation improvement is put forward, which provides a new idea of behavioral perspective to guide the study of population spatial distribution.
