我國人口老齡化與老年宜居社區(qū)開發(fā)策略研究

【摘要】:我國于1999年進(jìn)入了老齡社會,是世界上老年人口最多的國家。從已經(jīng)人口老齡化的經(jīng)濟(jì)發(fā)達(dá)國家看,人口老齡化對社會經(jīng)濟(jì)發(fā)展沖擊影響巨大,它幾乎影響到社會經(jīng)濟(jì)發(fā)展的方方面面,它關(guān)系到社會的投資、生產(chǎn)、流通、儲蓄、消費(fèi)等各個領(lǐng)域,都是一些涉及社會經(jīng)濟(jì)結(jié)構(gòu)、社會發(fā)展方面的根本問題。所以,人口老齡化必然要引起國家財(cái)政結(jié)構(gòu)、消費(fèi)方式和投資結(jié)構(gòu)上的巨大變化、產(chǎn)業(yè)結(jié)構(gòu)及家庭結(jié)構(gòu)的變化。人口老齡化對人類生活的方方面面都會產(chǎn)生重大的影響。其中老年人住宅問題就是一個非常重要的問題,解決好老年人住宅問題,能夠直接或間接地減輕人口老齡化對社會的投資、生產(chǎn)、流通、儲蓄、消費(fèi)等各個領(lǐng)域的影響,以及對社會福利、醫(yī)療保險、勞動就業(yè)、城市規(guī)劃和市政建設(shè)等方面的問題。本文在借鑒國內(nèi)外研究成果的基礎(chǔ)上,分析了我國人口老齡化的問題,并重點(diǎn)研究了我國老年人居住方式、家庭結(jié)構(gòu)、居住需求以及大型老年宜居社區(qū)和老年住宅市場的開發(fā)模式以及營銷策略。 論文的主要內(nèi)容如下: 首先,論文研究了世界人口老齡化及我國的人口老齡化問題。從人口老齡化的界定及成因入手,分析了世界人口老齡化發(fā)展趨勢和我國現(xiàn)階段的人口年齡結(jié)構(gòu)變化及我國人口老齡化的特點(diǎn)。 第二,論文對我國的老年住宅市場及其開發(fā)模式進(jìn)行了研究。通過對我國老年住宅現(xiàn)狀的分析,研究了我國老年住宅市場的影響因素及其所面臨的問題,進(jìn)而分析了我國老年住宅的市場前景。同時,在充分了解我國老年住宅開發(fā)現(xiàn)狀的基礎(chǔ)上,從建筑的視角提出了我國大型老年養(yǎng)老社區(qū)以及老年住宅的規(guī)劃設(shè)計(jì)原則與開發(fā)模式。 第三,論文分析了我國老年住宅的養(yǎng)老模式和營銷策略,建立了非對稱信息下的動態(tài)博弈模型,同時,論文通過對我國老年人消費(fèi)特點(diǎn)的研究,探討了反向住房抵押貸款對社會養(yǎng)老的作用,從多個角度分析了我國老年住宅的營銷策略。 最后,論文以上海親和源和北京太陽城國際老年公寓、東方太陽城三個大型老年社區(qū)的開發(fā)為例,運(yùn)用前文所得到的結(jié)論和方法,對該社區(qū)的設(shè)計(jì)理念、開發(fā)、運(yùn)營模式及經(jīng)驗(yàn)、教訓(xùn)進(jìn)行了深入的探討和分析。
[Abstract]:In 1999, China entered the aging society, is the world's largest elderly population. From the aging of the population of the developed countries, the impact of population aging on social and economic development is enormous. It affects almost all aspects of social and economic development, it is related to social investment, production, circulation, savings, consumption and other fields, are involved in social and economic structure. Therefore, the aging of the population will inevitably cause great changes in the national financial structure, consumption patterns and investment structure. The changes of industrial structure and family structure. The aging of the population will have a significant impact on all aspects of human life. Among them, the elderly housing problem is a very important problem, to solve the elderly housing problem. Can directly or indirectly reduce the impact of population aging on social investment, production, circulation, savings, consumption and other fields, as well as on social welfare, medical insurance, labor and employment. Based on the domestic and foreign research results, this paper analyzes the problem of aging population in China, and focuses on the living style and family structure of the elderly in China. Housing demand and the development model and marketing strategy of large elderly livable community and elderly housing market. The main contents of the thesis are as follows: Firstly, the paper studies the aging of the world population and the aging of the population in China, starting with the definition and causes of the aging of the population. The development trend of world population aging, the change of population age structure at present and the characteristics of population aging in China are analyzed. Second, the paper studies the elderly housing market and its development model in China. Through the analysis of the current situation of the elderly housing in China, the paper studies the influencing factors and the problems faced by the elderly housing market in China. At the same time, on the basis of fully understanding the current situation of the development of elderly housing in China. From the perspective of architecture, this paper puts forward the planning and design principles and development models of large aged pension communities and houses for the elderly in China. Third, the paper analyzes the old-age housing model and marketing strategy, establishes the dynamic game model under asymmetric information, at the same time, the paper through the study of the characteristics of the elderly consumption in China. This paper probes into the effect of reverse housing mortgage loan on social old-age support, and analyzes the marketing strategy of our country's elderly housing from several angles. Finally, the paper takes Shanghai affinity source and Beijing Sun City International Apartments for the development of three large elderly community as an example, using the conclusions and methods obtained above, the design concept of this community. Development, operation model and experience, lessons are deeply discussed and analyzed.
