【摘要】:物聯(lián)網(wǎng)技術(shù)的發(fā)展在我國已經(jīng)有了十年的歷史,2009年8月,時(shí)任總理溫家寶在視察中科院無錫物聯(lián)網(wǎng)產(chǎn)業(yè)研究所時(shí),提出“感知中國”這一概念,此后,物聯(lián)網(wǎng)被正式列為我國五大新興戰(zhàn)略型產(chǎn)業(yè)之一,寫入政府工作報(bào)告。2012年2月14日,工信部頒布中國的第一個(gè)物聯(lián)網(wǎng)五年規(guī)劃——《物聯(lián)網(wǎng)“十二五”發(fā)展規(guī)劃》,由此,在政府的重視下,物聯(lián)網(wǎng)的發(fā)展成為整個(gè)中國社會(huì)關(guān)注的焦點(diǎn)。 地產(chǎn)行業(yè)在我國20年的飛速發(fā)展之后,在調(diào)控不放松的大背景下,融資渠道逐漸變窄,開發(fā)和建設(shè)成本日益增長,使得地產(chǎn)開發(fā)企業(yè)的壓力倍增。越來越多的地產(chǎn)開發(fā)企業(yè)認(rèn)識到需要通過開發(fā)新的產(chǎn)品和營銷點(diǎn)來提升自身的優(yōu)勢和市場地位。而隨著人們生活水品的提升,人們對居住環(huán)境有了越來越多的要求,互聯(lián)網(wǎng)、通訊技術(shù)的普及和滲透更加從根本上改變了人們的很多生活方式,希望可以通過現(xiàn)代技術(shù)的運(yùn)用讓生活更加智能化和高品質(zhì),而且當(dāng)前環(huán)境問題日益突出,人們也越來越重視生活中的環(huán)保。物聯(lián)網(wǎng)和地產(chǎn)開發(fā)企業(yè)的結(jié)合正好迎合了綠色環(huán)保和智能化生活的理念。而國家也在一些經(jīng)濟(jì)條件較好的地區(qū)進(jìn)行物聯(lián)網(wǎng)基地試驗(yàn),所有這一切都讓地產(chǎn)開發(fā)企業(yè)認(rèn)識到通過與物聯(lián)網(wǎng)的結(jié)合建立專門的地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng),可以從本質(zhì)上提升小區(qū)的生活品質(zhì),吸引更多的客戶群,也能更加科學(xué)地利用所有資源,做到環(huán)保和可持續(xù)發(fā)展。而目前學(xué)者關(guān)于物聯(lián)網(wǎng)的研究還是處在技術(shù)研究和應(yīng)用闡述階段,由于缺乏權(quán)威的研究成果,很多定義和概念都沒有統(tǒng)一的確定,盡管一些學(xué)者也對物聯(lián)網(wǎng)在地產(chǎn)業(yè)的應(yīng)用做了研究,但幾乎也是泛泛而談,沒有系統(tǒng)深入地進(jìn)行分析,更缺乏關(guān)于專門針對地產(chǎn)行業(yè)的物聯(lián)網(wǎng)采納和應(yīng)用問題的研究。因而本文的研究課題在理論上能為物聯(lián)網(wǎng)在地產(chǎn)業(yè)的應(yīng)用這個(gè)研究主題適當(dāng)填補(bǔ)一些空白。 本文同時(shí)從全局視角,以主導(dǎo)者地產(chǎn)開發(fā)企業(yè)為切入點(diǎn)研究分析了地產(chǎn)開發(fā)企業(yè)對物聯(lián)網(wǎng)的采納行為,并探討了該物聯(lián)網(wǎng)發(fā)展中存在的問題等。主要研究了以下幾個(gè)方面的內(nèi)容:(1)按照從小到大的視角,逐步深入分析了地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)的應(yīng)用;(2)剖析了該物聯(lián)網(wǎng)各個(gè)節(jié)點(diǎn)企業(yè),結(jié)合地產(chǎn)業(yè)的特殊性,創(chuàng)新性地提出了地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)商業(yè)模式;(3)從過程的角度分析了地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)的價(jià)值鏈體系、盈利方式和利益分配方式;(4)在總結(jié)和分析相關(guān)研究成果的基礎(chǔ)上,結(jié)合地產(chǎn)開發(fā)企業(yè)和物聯(lián)網(wǎng)技術(shù)的特征,構(gòu)建了地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)技術(shù)采納行為模型,并通過問卷調(diào)查對模型和假設(shè)進(jìn)行了實(shí)證檢驗(yàn),剖析地產(chǎn)開發(fā)企業(yè)采納物聯(lián)網(wǎng)技術(shù)的影響因素及各影響因素之間的關(guān)系,揭示其內(nèi)在聯(lián)系;(5)分析了地產(chǎn)開發(fā)企業(yè)應(yīng)用物聯(lián)網(wǎng)技術(shù)的現(xiàn)狀及存在的問題,針對地產(chǎn)開發(fā)企業(yè)采納物聯(lián)網(wǎng)這一問題提出了管理上的對策與建議。 本文的創(chuàng)新點(diǎn)主要體現(xiàn)在以下幾個(gè)方面: (1)本文對地產(chǎn)企業(yè)物聯(lián)網(wǎng)應(yīng)用的概念內(nèi)涵進(jìn)行解析和定義,并從具體的單個(gè)房屋物聯(lián)網(wǎng)應(yīng)用到多個(gè)小區(qū)聯(lián)合的生態(tài)物聯(lián)網(wǎng)小區(qū)建設(shè)等詳細(xì)分析了地產(chǎn)物聯(lián)網(wǎng)的應(yīng)用,并總結(jié)了地產(chǎn)物聯(lián)網(wǎng)的具體特征。 (2)本文對地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)的商業(yè)模式進(jìn)行了深入而詳細(xì)的分析,總結(jié)出地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)的商業(yè)模式,并針對性地分析了該物聯(lián)網(wǎng)的相關(guān)客體及其內(nèi)在關(guān)系,在此基礎(chǔ)上,分析了地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)具體的服務(wù)內(nèi)容,詳細(xì)闡述了物聯(lián)網(wǎng)在地產(chǎn)業(yè)的應(yīng)用和意義。從經(jīng)濟(jì)角度分析了地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)構(gòu)建的成本和盈利方式及利潤分配模式。從實(shí)際角度展現(xiàn)了物聯(lián)網(wǎng)在地產(chǎn)業(yè)的實(shí)際意義。 (3)本文構(gòu)建了一個(gè)比較完整的地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)技術(shù)采納行為模型,揭示出地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)技術(shù)采納行為的關(guān)鍵影響因素及相互的作用關(guān)系,在影響因素的考察上充分考慮到了地產(chǎn)開發(fā)企業(yè)的特征,為企業(yè)針對性地進(jìn)行技術(shù)采納提供理論依據(jù)。 (4)本文對構(gòu)建的地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)技術(shù)采納行為模型進(jìn)行實(shí)證,驗(yàn)證模型中相關(guān)假設(shè)的真實(shí)性,尤其是驗(yàn)證了新引入變量的真實(shí)有效性。根據(jù)已有相關(guān)研究,,構(gòu)建了一套測度指標(biāo)體系,通過調(diào)研數(shù)據(jù)驗(yàn)證模型及相關(guān)假設(shè)。檢驗(yàn)結(jié)果表明本文所提大部分假設(shè)都成立,證明了本文所提模型的有效性,總結(jié)出影響地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)技術(shù)采納的一系列關(guān)鍵因素的相互關(guān)系,從實(shí)踐角度為地產(chǎn)開發(fā)企業(yè)以及物聯(lián)網(wǎng)相關(guān)企業(yè)提供決策支持。 (5)本文提出地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)商業(yè)模式和地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)技術(shù)采納的管理借鑒。指出地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)技術(shù)發(fā)展過程中存在的一系列問題;指出地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)商業(yè)模式以及地產(chǎn)開發(fā)企業(yè)物聯(lián)網(wǎng)采納問題的現(xiàn)狀和發(fā)展障礙,提出了相應(yīng)的對策和建議。
[Abstract]:The development of networking technology in China has a history of ten years, in August 2009, when Prime Minister Wen Jiabao visited the Chinese Academy of Sciences Wuxi Networking Industry Research Institute, puts forward the concept of "perception Chinese", since then, the Internet of things was officially listed as one of the five emerging strategic industry in China, into the government work report.2012 in February 14th, the Ministry issued Chinese first things five years planning -- < networking "12th Five-Year" development plan ", which, in the government's attention, the development of the Internet of things has become the focus of attention of the whole society China.
The real estate industry in China after 20 years of rapid development, in the background of the regulation does not relax under the financing channels gradually narrowed, the development and the construction cost is increasing, the real estate development enterprises pressure. More and more real estate development enterprises recognize the need to improve their own advantages and market position through the development of new products and marketing. But as people living standard enhancement, people have more and more demands on the living environment of the Internet, popularization and infiltration of communication technology more fundamentally changed many people's way of life, hope that through the use of modern technology makes life more intelligent and high quality, and the current environmental problems have become increasingly prominent also, people pay more and more attention in environmental protection. Combined with networking and real estate development enterprises just to meet the green and intelligent life concept. And the country is also The networking test base in some areas with better economic conditions, all of which make the real estate development enterprises realized by combining with the Internet of things to establish real estate development enterprises of special network, can improve the quality of community life in essence, to attract more customers, also can more scientific use of all resources, do environmental protection and sustainable development. And the current research on the Internet of things is still in the research and application of the technology of this stage, due to the lack of authoritative research results, many definitions and concepts are not unified, although some scholars have done research on networking applications in industry, but also almost no systemic speak generally. Analysis and Research on the lack of more specific real estate industry networking adoption and application problems. So this paper can in theory The application of the Internet to the earth industry, the subject of the research, appropriately fills some gaps.
At the same time, from the global perspective, the leading real estate development enterprises as the starting point of the adoption behavior of real estate development enterprises on the Internet of things, and discussed the existing problems in the development of the Internet of things. The main research content is as follows: (1) according to the small to large angle, and gradually in-depth analysis the application of real estate development enterprise networking; (2) analysis of the networking of each node enterprise, combined with the particularity of the industry, put forward the innovation of real estate development enterprise networking business model; (3) from the perspective of the process analysis of the value chain system of estate enterprise networking, profits and interests distribution mode; (4) based on the summary and analysis of the relevant research results, combining with the characteristics of real estate development enterprises and networking technology, construction of the real estate development enterprise networking technology adoption model, and through the questionnaire Check on the empirical test of the model and hypothesis. The relationship between the factors influencing factors analysis of real estate development enterprises to adopt the technology of Internet of things and the influence, reveal its internal relations; (5) analysis of the current situation of real estate development enterprise application of networking technology and the existing problems, and puts forward some countermeasures and suggestions for the management of the the problem of real estate development enterprises adopt network.
The innovation of this article is mainly reflected in the following aspects:
(1) the concept of real estate enterprise networking applications is analyzed and defined, and from individual housing networking applications specific to multi cell joint ecological networking District building a detailed analysis of the application of real estate networking, and summarizes the specific features of real estate networking.

(4) the construction of the real estate development enterprise networking technology adoption model to conduct the empirical study, the authenticity of the related hypothesis in the model, especially to verify the true effectiveness of newly introduced variables. According to the existing research, and constructs a set of index system, through the investigation and data verification model and the hypothesis test results. Show the most of the hypotheses are established, this paper demonstrate the effectiveness of the proposed model, summed up the relationship between a series of key factors affecting the real estate development enterprise networking technology adoption and practice from the perspective of real estate development enterprises and Internet related businesses to provide decision support.
