基于開放住宅理論的既有住區(qū)再生研究

【摘要】:近年來,我國對既有住宅的拆遷工作呈現(xiàn)積極增長的態(tài)勢。大拆大建的現(xiàn)象頻繁的出現(xiàn)在人們的生活中,這些住宅中很大一部分還沒有超過使用年限,導致了對資源以及周圍環(huán)境的破壞。本研究的目的是要從開放住宅理論出發(fā),試圖尋找出一條可以改變現(xiàn)今大拆大建現(xiàn)象的手段和方法,將可持續(xù)發(fā)展的理念注入這些既有住區(qū),激活既有住區(qū)的活力。 本文從開放住宅理論出發(fā),研究開放住宅理論的起源、發(fā)展以及核心技術,總結了開放住宅理論應用到既有住區(qū)再生中的優(yōu)勢,特別是將開放住宅的設計方法和技術進行了總結和分析。選擇開放住宅理論中的核心理論“層次理論”和“決策權控制理論”,并將這兩個核心理論應用到既有住區(qū)再生中。運用“層次理論”解決既有住區(qū)再生中再生的步驟和方法問題,即可以將再生過程按照社區(qū)層次、支撐體層次、填充體層次和設備層次四個層級進行再生。運用“決策權控制”理論解決再生過程中控制權問題,將再生過程中的控制者分為三類:專業(yè)人員參與、住戶參與和專業(yè)人員指導下的住戶參與。每個環(huán)節(jié)都有相應的決策者和控制權,控制既有住區(qū)再生過程中各個環(huán)節(jié)的安全性和適應性等。 本研究可以形成一種既有住區(qū)再生的方法和體系,即如何將一個既有住區(qū)進行可持續(xù)化的再生。從理論上講,通過引入開放住宅理論,建立以開放住宅理論為基礎的既有住宅再生的步驟和體系,可以引導人們在進行住宅再生時應當如何下手。并且可以延長既有住宅的使用壽命,做到既有住宅的可持續(xù)發(fā)展。本研究也具有很強的實際意義,通過這個體系的建立,可以改變人們傳統(tǒng)意義上對住宅再生的觀念,讓既有住宅重獲新生。可以進一步推廣既有住宅的可持續(xù)化進程。最后,本體系可以讓住戶參與到再生中,從一個被動的旁觀者轉換到一個主動的參與者。
[Abstract]:In recent years, the demolition of existing housing in our country shows a positive growth trend. The phenomenon of large demolition and construction frequently appears in people's lives, a large part of these houses have not exceeded their useful life, resulting in the destruction of resources and the surrounding environment. The purpose of this study is to try to find a way and method to change the phenomenon of demolition and construction from the theory of open house, to inject the concept of sustainable development into these existing settlements, and to activate the vitality of existing settlements. Based on the open housing theory, this paper studies the origin, development and core technology of the open housing theory, and summarizes the advantages of the application of the open housing theory to the regeneration of existing residential areas. Especially, the design method and technology of open house are summarized and analyzed. This paper chooses the core theory of open housing "hierarchy theory" and "decision right control theory", and applies these two core theories to the regeneration of existing residential areas. The steps and methods of regeneration in existing residential areas can be solved by using "hierarchy theory", that is, the regeneration process can be regenerated according to four levels: community level, support level, fill level and equipment level. The theory of "decision power control" is used to solve the problem of control right in the process of regeneration. The controllers in the process of regeneration are divided into three categories: professional participation, household participation and household participation under the guidance of professional personnel. Each link has the corresponding decision maker and control power to control the safety and adaptability of each link in the regeneration process of the existing residential area. This study can form a method and system of regeneration of existing settlements, that is, how to regenerate an existing residential area sustainably. Theoretically, by introducing the theory of open housing and establishing the steps and systems of existing residential regeneration based on the theory of open housing, we can guide people how to carry out housing regeneration. And can prolong the service life of the existing residence, achieve the sustainable development of the existing residence. This study also has a strong practical significance, through the establishment of this system, people can change the traditional sense of the concept of residential regeneration, so that the existing housing to regain new life. The sustainability process of existing housing can be further promoted. Finally, the system allows tenants to participate in regeneration, from a passive bystander to an active participant.
