【摘要】：保障性住房的建設(shè)是當(dāng)前在我國(guó)最受關(guān)注的民生問(wèn)題。近年來(lái)，在全國(guó)范圍內(nèi)掀起高速、大量建設(shè)保障性住房的高潮，但保障性住房的設(shè)計(jì)和建設(shè)方式仍墨守陳規(guī)，并未與時(shí)俱進(jìn)。本文在深入研究開(kāi)放建筑理論的基礎(chǔ)上，以北京市高層保障性住房為研究對(duì)象，調(diào)研分析得出目前北京市保障性住房設(shè)計(jì)中存在的問(wèn)題，，然后結(jié)合我國(guó)國(guó)情提出適應(yīng)低收入者生活模式的保障性住房設(shè)計(jì)策略，探索在我國(guó)高層保障性住房中發(fā)展開(kāi)放建筑理論的可行性，以期提出一種更具人性化與適應(yīng)性的保障性住房居住模式。 第一部分是緒論，著重?cái)⑹隽私陙?lái)保障性住房建設(shè)的情況與開(kāi)放建筑理論在國(guó)內(nèi)外的研究與發(fā)展情況，展示本課題研究的背景與意義。 第二部分針對(duì)開(kāi)放建筑理論進(jìn)行探討，詳細(xì)介紹了開(kāi)放建筑理論的基本概念、特征與操作方法，分析開(kāi)放建筑理論在國(guó)內(nèi)外住宅建設(shè)中的應(yīng)用，并著重對(duì)開(kāi)放建筑理論在我國(guó)高層住宅中的應(yīng)用進(jìn)行解析。 第三部分在對(duì)北京市保障性住房的現(xiàn)狀進(jìn)行調(diào)研的基礎(chǔ)上分析目前保障性住房設(shè)計(jì)的不足之處，并探討開(kāi)放建筑理論應(yīng)用于保障性住房設(shè)計(jì)的可能性。 第四部分歸納北京市各類型保障性住房的空間要求，并對(duì)所要研究的保障性住房類型進(jìn)行分類：12—18層單元式保障性住房、12—18層塔式保障性住房、19層及以上單元式保障性住房、19層及以上塔式保障性住房。并在此基礎(chǔ)上探討最適合基于開(kāi)放建筑理論的北京市保障性住房的結(jié)構(gòu)選型和交通核形式。 第五部分應(yīng)用開(kāi)放建筑理論對(duì)第四部分劃分的四類保障性住房進(jìn)行設(shè)計(jì)，共分為六個(gè)操作步驟：戶型功能分析與模數(shù)設(shè)計(jì)、戶型區(qū)帶分析、戶型區(qū)段分析、戶型基本單元與衍生單元設(shè)計(jì)、標(biāo)準(zhǔn)層區(qū)帶分析、標(biāo)準(zhǔn)層基本單元與衍生單元設(shè)計(jì)。 第六部分是以前文為基礎(chǔ)，探索如何促進(jìn)基于開(kāi)放建筑理論的高層保障性住房產(chǎn)業(yè)化的推廣。通過(guò)探討保障性住房的開(kāi)發(fā)模式和推進(jìn)策略，全面搭建促進(jìn)開(kāi)放建筑理論在保障性住房建設(shè)中的平臺(tái)。
[Abstract]:The construction of indemnificatory housing is the most concerned people's livelihood problem in our country at present.In recent years, a high speed and a large number of affordable housing construction in the national climax, but the design and construction of affordable housing is still stereotypical, did not keep pace with the times.On the basis of deeply studying the open building theory, this paper takes the high-rise affordable housing in Beijing as the research object, and finds out the problems existing in the design of the supportable housing in Beijing at present.Then according to the situation of our country, this paper puts forward the design strategy of affordable housing, which adapts to the life mode of low-income people, and explores the feasibility of developing the open building theory in our country's high-rise affordable housing.In order to put forward a more humane and adaptive housing housing model.The first part is the introduction, focusing on the situation of affordable housing construction and the research and development of open building theory at home and abroad in recent years, showing the background and significance of this research.The second part discusses the open building theory, introduces the basic concept, characteristics and operation methods of the open building theory, and analyzes the application of the open building theory in the housing construction at home and abroad.The application of open building theory in high-rise residential buildings in China is analyzed.In the third part, based on the investigation of the current situation of the affordable housing in Beijing, the author analyzes the deficiency of the current design of the supportable housing, and discusses the possibility of applying the open building theory to the design of the supportable housing.The fourth part summarizes the spatial requirements of various types of affordable housing in Beijing,At the same time, this paper classifies the type of supportable housing which should be studied, that is: 12-18 stories unit supportable housing, 12-18 story tower supportable housing, 19 stories and above, 19 storeys and more tower supportable housing.On this basis, the structure selection and traffic core form of the affordable housing in Beijing based on the open building theory are discussed.The fifth part uses the open building theory to design the four kinds of supportable housing, which is divided into six steps: function analysis and module design, zone analysis, section analysis.Household basic unit and derivative unit design, standard layer zone analysis, standard layer basic unit and derivative unit design.The sixth part explores how to promote the industrialization of high-rise supportable housing based on open building theory.Through discussing the development mode and the promotion strategy of the supportable housing, the platform of promoting the open building theory in the construction of the supportable housing is set up in an all-round way.
