【摘要】:房地產(chǎn)投資項(xiàng)目資金投入量大、回收周期長(zhǎng)、經(jīng)營(yíng)風(fēng)險(xiǎn)高。項(xiàng)目決策一旦失誤,將會(huì)浪費(fèi)大量的人力、物力、財(cái)力。所以在做出房地產(chǎn)項(xiàng)目投資決策之前,必須進(jìn)行可行性研究分析。 本文利用房地產(chǎn)可行性研究的理論對(duì)“A大學(xué)住宅區(qū)改建項(xiàng)目”進(jìn)行了可行性研究分析。首先,闡述了房地產(chǎn)可行性研究的概念、作用和內(nèi)容,對(duì)房地產(chǎn)可行性研究理論進(jìn)行了全面的分析和梳理;利用調(diào)查研究的分析方法闡述了項(xiàng)目的基本情況,,分析了房地產(chǎn)的政策環(huán)境和市場(chǎng)環(huán)境,分析了項(xiàng)目所在宗地的自然、地理、人口等基本情況;依據(jù)相應(yīng)規(guī)范對(duì)項(xiàng)目的總體規(guī)劃和初步設(shè)計(jì)做了可行性分析,得出除容積率調(diào)整具有一定的不確定性外,其他各項(xiàng)指標(biāo)均具有可行性的結(jié)論;利用比較分析的方法,得出采用“委托管理”模式符合本項(xiàng)目的建設(shè)管理需要;利用指標(biāo)估算法計(jì)算出項(xiàng)目的投資估算為159439.27萬元;通過比較分析得出,在建設(shè)資金的籌措方面應(yīng)尋找合作單位共同開發(fā)建設(shè)項(xiàng)目;利用投資利潤(rùn)率、財(cái)務(wù)凈現(xiàn)值、財(cái)務(wù)內(nèi)部收益率三個(gè)計(jì)算指標(biāo)評(píng)定了項(xiàng)目經(jīng)濟(jì)上具有可行性;根據(jù)實(shí)際情況對(duì)項(xiàng)目的社會(huì)效益和存在的風(fēng)險(xiǎn)進(jìn)行了闡述,提出應(yīng)充分利用國(guó)家政策上的支持,認(rèn)真遴選合作單位做好風(fēng)險(xiǎn)防范;最后,通過對(duì)全文的歸納總結(jié)認(rèn)為“A大學(xué)住宅區(qū)改建項(xiàng)目”具有可行性。 在本文選用的實(shí)例中,項(xiàng)目的建設(shè)單位是非盈利性質(zhì)的事業(yè)單位,所以在研究方法和評(píng)價(jià)體系的構(gòu)建上沒有照搬房地產(chǎn)行業(yè)上的通用做法,而是有所側(cè)重、層層推進(jìn)、綱舉目張。本文在對(duì)于非盈利組織實(shí)施項(xiàng)目可行性研究方面具有一定的推廣作用。
[Abstract]:Real estate investment project capital investment is large, the recovery cycle is long, the management risk is high.A lot of manpower, material resources and financial resources will be wasted once the project decision is wrong.So before making the real estate project investment decision, must carry on the feasibility study analysis.Based on the theory of real estate feasibility study, this paper makes a feasibility study and analysis on "A University Residential area Reconstruction Project".First of all, the concept, function and content of the feasibility study of real estate are expounded, and the theory of the feasibility study of real estate is comprehensively analyzed and combed, and the basic situation of the project is expounded by the analytical method of investigation and research.This paper analyzes the policy environment and market environment of the real estate, analyzes the natural, geographical, population and other basic conditions of the land where the project is located, and makes a feasibility analysis on the overall planning and preliminary design of the project according to the corresponding norms.It is concluded that all the indexes are feasible except for the uncertainty in the adjustment of the volume ratio, and the method of comparative analysis is used to conclude that the "entrustment management" mode meets the needs of the construction management of the project.The investment estimate of the project is estimated to be 1.5943927 billion yuan by using the method of index estimation. Through comparative analysis, it is concluded that cooperative units should be found to jointly develop the construction project in the aspect of raising construction funds, and the profit rate of investment and the net present value of finance should be used.According to the actual situation, the social benefits and risks of the project are expounded, and the support of national policies should be fully utilized.Finally, the paper concludes that "A University Residential area Reconstruction Project" is feasible through summing up the whole paper.In the example selected in this paper, the construction unit of the project is a non-profit institution, so it does not copy the general practice of the real estate industry in the construction of research methods and evaluation system.A compendium of ideas.This article has certain popularizing function for non-profit organization to carry out project feasibility study.
