【摘要】:隨著我國經(jīng)濟(jì)水平的提高和城市化進(jìn)程的加快,,城市人口不斷增加,交通擁擠問題日益嚴(yán)重,出行難、難出行成了許多大城市居民日常出行的普遍問題,為解決城市快速發(fā)展所帶來的交通問題,各地都相繼的開始興建軌道交通。實(shí)踐證明,軌道交通在緩解城市污染、解決交通擁堵、帶動(dòng)土地開發(fā)、促進(jìn)沿線商業(yè)迅速發(fā)展等方面都起到了突出的作用。地鐵已不僅僅是一種交通工具,它還是引導(dǎo)城市商業(yè)重新布局的風(fēng)向標(biāo),因此,地鐵建設(shè)在很大程度上推進(jìn)了城市的經(jīng)濟(jì)發(fā)展。哈爾濱地鐵一號(hào)線1期工程自2008年底開始動(dòng)工,歷時(shí)5年的緊張建設(shè),即將在2013年下半年開通。隨著地鐵的建設(shè),哈爾濱市傳統(tǒng)的商業(yè)格局發(fā)生了巨大的改變,因此,探討哈爾濱軌道交通1號(hào)線對(duì)沿線商業(yè)空間布局產(chǎn)生了哪些影響,有助于提高地鐵沿線的土地利用效率,優(yōu)化哈爾濱市的人口分布,為城市用地規(guī)劃朝著更合理的方向發(fā)展提供理論依據(jù)。 本文選取哈爾濱地鐵1號(hào)線及其沿線商業(yè)作為研究對(duì)象,在參閱了大量國內(nèi)外相關(guān)研究資料的基礎(chǔ)上,采用定性分析和定量分析相結(jié)合、理論分析與實(shí)際分析相結(jié)合的方法,具體地分析了哈爾濱地鐵1號(hào)線對(duì)其沿線商業(yè)空間布局的影響。在闡述了哈爾濱市軌道交通概況及地鐵1號(hào)線沿線商業(yè)布局現(xiàn)狀的基礎(chǔ)上,重點(diǎn)分析了地鐵1號(hào)線對(duì)哈市的人口分布、客流量、用地功能布局產(chǎn)生的影響,并詳細(xì)的計(jì)算了地鐵站點(diǎn)對(duì)周邊房地產(chǎn)價(jià)格的影響范圍,最后針對(duì)當(dāng)前地鐵1號(hào)線沿線的商業(yè)布局現(xiàn)狀和分析預(yù)測(cè)結(jié)果,給出了地鐵與沿線商業(yè)空間布局協(xié)調(diào)發(fā)展的建議,以提高地鐵沿線的土地利用效率,優(yōu)化整個(gè)城市的商業(yè)格局,促進(jìn)哈爾濱市的經(jīng)濟(jì)發(fā)展。
[Abstract]:With the improvement of economic level and the acceleration of urbanization, the urban population is increasing, the traffic congestion is becoming more and more serious, and it is difficult to travel. In order to solve the traffic problems brought about by the rapid development of cities, all localities have started to build rail transit one after another. Practice has proved that rail transit can alleviate urban pollution, solve traffic congestion, and promote land development. The subway is not only a means of transportation, it is also a guide to the urban commercial re-layout of the wind vane, so, The construction of the subway has greatly promoted the economic development of the city. The construction of phase 1 of Harbin Metro Line 1 began at the end of 2008. Five years of intensive construction will begin in the second half of 2013. With the construction of the subway, The traditional commercial pattern of Harbin city has changed greatly. Therefore, it is helpful to improve the efficiency of land use along the subway line by discussing the influence of Harbin Rail Transit Line 1 on the layout of commercial space along the line. Optimizing the population distribution of Harbin provides a theoretical basis for the development of urban land use planning towards a more reasonable direction. This paper selects Harbin Metro Line 1 and its commercial lines as the research object, on the basis of consulting a large number of domestic and foreign related research data, adopts the method of combining qualitative analysis with quantitative analysis, theoretical analysis with practical analysis. The influence of Harbin Metro Line 1 on the commercial space layout along Harbin Metro Line 1 is analyzed concretely. On the basis of describing the general situation of Harbin Urban Rail Transit and the present situation of commercial layout along Harbin Metro Line 1, This paper analyzes the influence of Metro Line 1 on the population distribution, passenger flow and land use function distribution, and calculates the influence range of subway station on the surrounding real estate price in detail. Finally, in view of the present situation of commercial layout and the analysis and forecast results along Metro Line 1, the paper puts forward some suggestions for the coordinated development of the commercial space layout along the subway and along the line, in order to improve the land use efficiency along the subway line and optimize the commercial pattern of the whole city. Promote the economic development of Harbin.
