香港尖沙咀—尖東地鐵站域空間綜合開發(fā)的評價與啟示

【摘要】:第一次工業(yè)革命造就了密集的城市核心區(qū)和城市交通運輸工具的大發(fā)展,而第二次工業(yè)革命催生了城郊大片的房地產(chǎn)業(yè)和私家車主導的城市交通模式。隨著城市化進程的不斷加快,城市的無限度蔓延,發(fā)展地鐵軌道交通為主干的公共交通系統(tǒng)來實現(xiàn)城市土地集約、高效率發(fā)展和人們的“低碳”出行成為了大多數(shù)城市的必然選擇。其中,地鐵站的開發(fā)模式漸漸從單一的封閉狀態(tài)轉(zhuǎn)變?yōu)榕c周邊城市機能進行綜合開發(fā)的趨勢。 本文從國內(nèi)主要城市軌道交通開發(fā)現(xiàn)狀出發(fā),假設我國軌道交通車站站域綜合開發(fā)的可能性,以城市設計的角度,選取香港綜合開發(fā)模式下的尖沙咀—尖東站點區(qū)域為例,對其區(qū)域空間綜合開發(fā)進行探討和研究。全文分為五個部分:第一部分從理論為出發(fā)點,歸納概括了地鐵站域綜合開發(fā)的相關概念和理論基礎,總結(jié)地鐵站域綜合開發(fā)所涉及的考慮因素;第二部分從相關文獻出發(fā),整理出該地區(qū)形態(tài)歷史演變輪廓;第三部分分析了香港尖沙咀—尖東地鐵站域地上地下空間開發(fā)的現(xiàn)狀,建立了針對現(xiàn)狀的描述模型;第四部分對模型進行相關因子的評價并得出其優(yōu)缺點;第五部分探討其通過整合軌道交通站點區(qū)域各種資源和城市機能發(fā)展的啟示以及如何在保持適度集約和高效率利用土地的同時,,緩解已經(jīng)發(fā)生的各種矛盾,保持中心區(qū)的持續(xù)繁榮。為后續(xù)的國內(nèi)相關理論研究和開發(fā)策略制定提供了豐富的素材和支持。
[Abstract]:The first industrial revolution led to the great development of dense urban core areas and urban means of transport. And the second Industrial Revolution gave birth to a large suburban real estate industry and a private car dominated urban transport model. With the acceleration of the urbanization process, the city spread indefinitely. Developing the public transportation system with subway rail transit as the main trunk to realize the intensive urban land, high efficiency development and people's "low carbon" travel has become the inevitable choice of most cities. The development mode of subway station has gradually changed from a single closed state to a comprehensive development with the function of surrounding cities. Based on the present situation of rail transit development in major cities in China, this paper assumes the possibility of comprehensive development of railway stations in China, and selects the Tsim Sha Tsui-East Tsim Sha Tsui station area under the comprehensive development mode of Hong Kong as an example from the perspective of urban design. The paper is divided into five parts: the first part summarizes the related concepts and theoretical basis of the comprehensive development of subway station domain from the point of view of theory. This paper summarizes the considerations involved in the comprehensive development of the subway station domain; the second part, starting from the relevant literature, collates the historical evolution profile of the area; the third part analyzes the status quo of the development of ground and underground space in the Tsim Sha Tsui-Tsim Sha Tsui East MTR Station area, Hong Kong. A description model for the current situation is established, and the relevant factors are evaluated in the 4th part, and the advantages and disadvantages of the model are obtained. The 5th part discusses the enlightenment of its integration of various resources and urban function development in rail transit station area and how to alleviate all kinds of contradictions that have already occurred while maintaining moderate intensive and efficient use of land. It provides abundant materials and support for the domestic related theoretical research and development strategy formulation.
