【摘要】：舊工業(yè)建筑（群）再生利用項目的開展已成為今后城市舊工業(yè)區(qū)改造的主要趨勢。在舊工業(yè)建筑（群）再生利用項目的開展過程中，項目的改造存在很大的盲目性和跟風現(xiàn)象，由此導致再生利用項目成功的案例非常有限，并且產(chǎn)生了許多社會問題，對城市的形象和發(fā)展造成了很大的負面影響。 因此，論文以為決策者提供理性決策工具，協(xié)助決策者合理、有效、快速地作出判斷，避免再生利用項目的盲目開發(fā)和化解由此帶來的社會矛盾為目的，通過對大量有關(guān)研究文獻的分析匯總，并結(jié)合全國大范圍的實地調(diào)研，展開對舊工業(yè)建筑（群）再生利用項目系列決策問題的研究，研究的主要內(nèi)容及成果包括以下幾方面： 1.舊工業(yè)建筑（群）再生利用項目調(diào)研分析及基礎信息集建立。由于目前舊工業(yè)建筑（群）再生利用項目的相關(guān)研究成果缺乏，為了解決決策分析所需的參考信息，研究以全國調(diào)研采集的項目基礎信息作為決策分析的參考依據(jù)。為了方便后期應用，將調(diào)研收集的大量項目信息進行系統(tǒng)歸類劃分，最終形成舊工業(yè)建筑（群）再生利用項目基礎信息集。 2.舊工業(yè)建筑（群）再生利用項目決策分析系統(tǒng)研究。該系統(tǒng)建立的基本思路是在沒有成形的同類項目的決策系統(tǒng)研究成果下，深度挖掘全國調(diào)研采集的舊工業(yè)建筑（群）再生利用項目基礎信息，從可持續(xù)發(fā)展的角度出發(fā)，通過一定方法對收集的項目進行多重評定、篩選；將優(yōu)選后的大量成功的再生利用項目作為決策的參考依據(jù)，建立起舊工業(yè)建筑（群）再生利用模式選擇模型，以確定具體的舊工業(yè)建筑（群）是否具有再生利用價值和選擇合適的再生利用模式，同時對決策后的再生利用模式作進一步政策性調(diào)整，并評價改造后的項目與預期目標的差異，同時對差異較大項目做出修正。 3.舊工業(yè)建筑（群）再生利用項目效果評價研究。項目效果評價模型作為再生利用項目決策分析系統(tǒng)的重要組成部分，主要起著系統(tǒng)決策信息（樣本）篩選，改造后項目的效果評價分析以及調(diào)整或改進選定后的再生利用模式等作用。本文在可持續(xù)發(fā)展理論的基礎上，運用德爾菲法和可拓分析法等確立了再生利用項目效果評價指標和指標體系。同時，通過對再生利用項目效果評價方法的分析，建立基于可拓優(yōu)度法的舊工業(yè)建筑（群）再生利用項目效果評價模型，并通過實例論證了模型的有效性與可操作性。 4.舊工業(yè)建筑（群）再生利用模式選擇研究。項目再生利用模式選擇作為再生利用項目決策分析系統(tǒng)的另一重要組成部分，主要起著分析項目再生利用價值和確定項目再生利用模式等作用。研究在項目效果評價的基礎上，綜合考慮選用BP神經(jīng)網(wǎng)絡算法構(gòu)建舊工業(yè)建筑（群）再生利用模式選擇模型。以期實現(xiàn)合理、快速、有效地確定舊工業(yè)建筑（群）改造項目的再生利用模式，從而豐富和完善再生利用項目決策分析系統(tǒng)的研究。 5.舊工業(yè)建筑（群）再生利用項目決策輔助計算軟件研究與編制。考慮到舊工業(yè)建筑（群）再生利用項目決策分析系統(tǒng)中的模型計算過于復雜，通過手工計算難以實現(xiàn)，，并考慮能夠快速、有效地完成項目決策的理論分析過程，專門研究編制了相應的決策輔助計算軟件。該軟件是基于.net平臺開發(fā)研制的，主要包括舊工業(yè)建筑（群）再生利用項目效果評價和模式選擇兩部分內(nèi)容。最后通過實例論證了該計算軟件有效性和可行性。
[Abstract]:The development of the old industrial building ( group ) recycling project has become the main trend of the transformation of the old industrial area in the future . In the process of the regeneration and utilization of the old industrial buildings ( group ) , the renovation of the project has a great blindness and high - heeled phenomenon , which leads to the limited success of the recycling project , and has caused many social problems , which has a great negative impact on the image and development of the city . Therefore , to provide the decision - maker with rational decision - making tools , to help the decision - makers to make reasonable , effective and quick decisions , to avoid the blind development of recycling projects and to solve the social contradictions caused thereby , through the analysis and summary of large numbers of relevant research literatures , and combining with the large - scale field investigation in the country , the main contents and achievements of the research on the regeneration and utilization of old industrial buildings ( groups ) include the following aspects : 1 . The research and analysis of the old industrial buildings ( group ) and the establishment of the basic information sets . As a result of the lack of relevant research results of the old industrial buildings ( group ) recycling projects , the project basic information collected in the whole country is used as the reference basis for decision analysis in order to solve the reference information needed for the decision analysis . In order to facilitate the later application , the large amount of project information collected by the research is classified and divided , and the old industrial buildings ( groups ) are finally formed to utilize the project basic information set . 2 . The old industrial building ( group ) regeneration and utilization project decision - making analysis system research . The basic idea of the system is that the old industrial buildings ( group ) collected in the whole country are comprehensively evaluated and screened from the viewpoint of sustainable development . The selection model of regeneration and utilization pattern of old industrial buildings ( group ) is established to determine whether the specific old industrial building ( group ) has the regeneration utilization value and the appropriate regeneration utilization mode , and the regeneration utilization mode after the decision is further adjusted , and the difference between the reconstructed project and the expected target is evaluated , and the difference larger project is corrected . Based on the theory of sustainable development , this paper uses Delphi method and extension analysis method to establish the evaluation index and index system of regeneration and utilization . Research on the selection of regeneration and utilization mode of old industrial buildings ( group ) . The selection of project regeneration and utilization mode as another important part of the decision - making analysis system of recycling project mainly plays an important role in analyzing the value of recycling and utilization of the project . In order to realize reasonable , rapid and effective regeneration and utilization model of old industrial buildings ( group ) , the research on the decision - making analysis system of recycling project is enriched and perfected . 5 . The old industrial building ( group ) regeneration utilizes the project decision - making auxiliary calculation software research and development . Considering that the model calculation in the decision - making analysis system of the old industrial building ( group ) is too complex , it is difficult to realize through manual calculation , and considering the theory analysis process which can quickly and effectively complete the project decision - making , the corresponding decision - aided calculation software is developed . The software is developed based on . net platform , mainly including the two parts of the old industrial building ( group ) regeneration and utilization project effect evaluation and mode selection . Finally , the validity and feasibility of the calculation software are demonstrated through examples .
