【摘要】：文章從就業(yè)和產(chǎn)值兩個(gè)視角出發(fā),測(cè)算各城市就業(yè)集聚與產(chǎn)值集聚指標(biāo),使用面板回歸衡量從2004—2013年十年間我國(guó)地級(jí)市層面的產(chǎn)業(yè)集聚對(duì)房?jī)r(jià)波動(dòng)的影響。結(jié)果顯示,就業(yè)集聚與產(chǎn)值集聚都會(huì)促進(jìn)房?jī)r(jià)和房?jī)r(jià)收入比的上漲,而且毗鄰城市房?jī)r(jià)之間還存在著顯著的正向空間相關(guān)性。城市環(huán)境特征因素對(duì)房?jī)r(jià)、房?jī)r(jià)收入比也有顯著的影響,其中小學(xué)師生比、人均醫(yī)院床位數(shù)以及每萬(wàn)人公共擁有公共汽電車數(shù)的增加對(duì)房?jī)r(jià)、房?jī)r(jià)收入比有顯著的正向促進(jìn)作用,而城鎮(zhèn)登記失業(yè)率、人均二氧化硫排放量、人均綠地面積對(duì)房?jī)r(jià)、房?jī)r(jià)收入比有顯著的抑制作用,市區(qū)人口密度因素影響并不顯著。
[Abstract]:From the perspective of employment and output value, this paper calculates the employment agglomeration and output value agglomeration index in various cities. Panel regression is used to measure the impact of industrial agglomeration on housing price fluctuation at the prefecture-level city level from 2004-2013. The results show that. Both employment agglomeration and output value agglomeration will promote the rise of house price and the ratio of house price to income, and there is a significant positive spatial correlation between housing prices in adjacent cities. The ratio of primary school teachers and students, the number of hospital beds per capita and the number of public owned public cars have a significant positive effect on the house price and the ratio of house price to income. The urban registered unemployment rate, per capita sulfur dioxide emissions, per capita green space area have a significant inhibition on house prices and the ratio of house prices to income, urban population density factors are not significant.
