【摘要】：隨著國家改革開放與構建和諧社會的進程加速，物業(yè)管理市場日趨規(guī)范、競爭日益加劇，F(xiàn)T物業(yè)服務公司發(fā)展的內(nèi)、外部環(huán)境發(fā)生了巨大的變化，面臨新形勢下的諸多問題與挑戰(zhàn)，公司想要謀生存、求發(fā)展就必須創(chuàng)新、思變，適時地進行戰(zhàn)略轉型，以適應形勢發(fā)展和市場需求。 本文以FT物業(yè)服務公司發(fā)展戰(zhàn)略轉型為樣本，本著何為轉型、因何轉型、如何轉型的基本研究思路，運用行業(yè)生命周期、基本競爭戰(zhàn)略與SWOT分析理論進行詮釋，利用內(nèi)、外部環(huán)境分析法對公司現(xiàn)行管理理念、經(jīng)營思路、管理措施、服務質量以及內(nèi)部組織架構、管理經(jīng)營現(xiàn)狀、人才梯隊建設等悉數(shù)剖析，并深入探析行業(yè)發(fā)展的相關政策與法規(guī)、區(qū)域經(jīng)濟發(fā)展、行業(yè)發(fā)展?jié)摿Α⒖萍妓揭约昂暧^經(jīng)濟政策、行業(yè)競爭潛力、潛在進入者、替代品等對公司發(fā)展的影響，借助SWOT矩陣分析確定公司發(fā)展戰(zhàn)略態(tài)勢，結合公司的發(fā)展定位和預期目標，選擇并確定FT物業(yè)服務公司將由現(xiàn)行“一體化”向“管理型”物業(yè)管理模式轉變；最后，，從運營管理、財務策略、人力資源、市場拓展以及企業(yè)文化等方面提出公司戰(zhàn)略轉型的相應解決思路與措施，以確保其健康、有序地可持續(xù)發(fā)展。 希望通過本文研究，能制定一套更適合FT物業(yè)服務公司未來可持續(xù)發(fā)展的戰(zhàn)略方案，并對國內(nèi)眾多類似企業(yè)或正在尋求戰(zhàn)略轉型的其他企業(yè)具有一定的參考價值。
[Abstract]:With the acceleration of the process of the reform and opening up of the country and the construction of the harmonious society, the market of the property management is becoming more and more standardized, the competition is increasing, the development of the FT property service company has changed greatly, facing many problems and challenges in the new situation, and the company wants to survive. To seek development, we must innovate, change and timely carry out the strategic transformation to adapt to the situation development and the market demand. This paper takes the development strategy of FT property service company as a sample, in the spirit of transformation, how to transform, how to transform the basic research thinking, using the industry life cycle, the basic competition strategy and the SWOT analysis theory to interpret, utilize The internal and external environment analysis method analyzes the current management concept, business thinking, management measures, service quality and internal organization structure, management and management status, and the construction of the personnel ladder, and probes into the relevant policies and regulations of the development of the industry, and the regional economic development The influence of the development of the company on the development of the company, such as the exhibition, the development potential of the industry, the level of science and technology, the macro-economic policy, the potential of the industry competition, the potential entrants, the alternatives, etc., can be determined by means of the SWOT matrix analysis.
