【摘要】：隨著國(guó)家改革開(kāi)放與構(gòu)建和諧社會(huì)的進(jìn)程加速，物業(yè)管理市場(chǎng)日趨規(guī)范、競(jìng)爭(zhēng)日益加劇，F(xiàn)T物業(yè)服務(wù)公司發(fā)展的內(nèi)、外部環(huán)境發(fā)生了巨大的變化，面臨新形勢(shì)下的諸多問(wèn)題與挑戰(zhàn)，公司想要謀生存、求發(fā)展就必須創(chuàng)新、思變，適時(shí)地進(jìn)行戰(zhàn)略轉(zhuǎn)型，以適應(yīng)形勢(shì)發(fā)展和市場(chǎng)需求。 本文以FT物業(yè)服務(wù)公司發(fā)展戰(zhàn)略轉(zhuǎn)型為樣本，本著何為轉(zhuǎn)型、因何轉(zhuǎn)型、如何轉(zhuǎn)型的基本研究思路，運(yùn)用行業(yè)生命周期、基本競(jìng)爭(zhēng)戰(zhàn)略與SWOT分析理論進(jìn)行詮釋，利用內(nèi)、外部環(huán)境分析法對(duì)公司現(xiàn)行管理理念、經(jīng)營(yíng)思路、管理措施、服務(wù)質(zhì)量以及內(nèi)部組織架構(gòu)、管理經(jīng)營(yíng)現(xiàn)狀、人才梯隊(duì)建設(shè)等悉數(shù)剖析，并深入探析行業(yè)發(fā)展的相關(guān)政策與法規(guī)、區(qū)域經(jīng)濟(jì)發(fā)展、行業(yè)發(fā)展?jié)摿Α⒖萍妓揭约昂暧^經(jīng)濟(jì)政策、行業(yè)競(jìng)爭(zhēng)潛力、潛在進(jìn)入者、替代品等對(duì)公司發(fā)展的影響，借助SWOT矩陣分析確定公司發(fā)展戰(zhàn)略態(tài)勢(shì)，結(jié)合公司的發(fā)展定位和預(yù)期目標(biāo)，選擇并確定FT物業(yè)服務(wù)公司將由現(xiàn)行“一體化”向“管理型”物業(yè)管理模式轉(zhuǎn)變；最后，，從運(yùn)營(yíng)管理、財(cái)務(wù)策略、人力資源、市場(chǎng)拓展以及企業(yè)文化等方面提出公司戰(zhàn)略轉(zhuǎn)型的相應(yīng)解決思路與措施，以確保其健康、有序地可持續(xù)發(fā)展。 希望通過(guò)本文研究，能制定一套更適合FT物業(yè)服務(wù)公司未來(lái)可持續(xù)發(fā)展的戰(zhàn)略方案，并對(duì)國(guó)內(nèi)眾多類(lèi)似企業(yè)或正在尋求戰(zhàn)略轉(zhuǎn)型的其他企業(yè)具有一定的參考價(jià)值。
[Abstract]:With the acceleration of the process of the reform and opening up of the country and the construction of the harmonious society, the market of the property management is becoming more and more standardized, the competition is increasing, the development of the FT property service company has changed greatly, facing many problems and challenges in the new situation, and the company wants to survive. To seek development, we must innovate, change and timely carry out the strategic transformation to adapt to the situation development and the market demand. This paper takes the development strategy of FT property service company as a sample, in the spirit of transformation, how to transform, how to transform the basic research thinking, using the industry life cycle, the basic competition strategy and the SWOT analysis theory to interpret, utilize The internal and external environment analysis method analyzes the current management concept, business thinking, management measures, service quality and internal organization structure, management and management status, and the construction of the personnel ladder, and probes into the relevant policies and regulations of the development of the industry, and the regional economic development The influence of the development of the company on the development of the company, such as the exhibition, the development potential of the industry, the level of science and technology, the macro-economic policy, the potential of the industry competition, the potential entrants, the alternatives, etc., can be determined by means of the SWOT matrix analysis.
