山東省旅游房地產(chǎn)開發(fā)模式評價研究

【摘要】:旅游房地產(chǎn)是房地產(chǎn)業(yè)與旅游業(yè)結(jié)合而產(chǎn)生的新興領(lǐng)域,具有較大的發(fā)展?jié)摿?并且逐漸成為新的投資和關(guān)注熱點,對旅游房地產(chǎn)開發(fā)模式進行研究對于促進旅游業(yè)和房地產(chǎn)業(yè)的進一步融合以及兩大產(chǎn)業(yè)的良性互動發(fā)展具有重要意義。隨著旅游房地產(chǎn)的不斷發(fā)展,已經(jīng)帶來巨大的經(jīng)濟效益和社會效益,但旅游房地產(chǎn)的項目開發(fā)還處于探索階段,其理論基礎(chǔ)、開發(fā)模式等都有待完善。目前,山東省旅游房地產(chǎn)發(fā)展表現(xiàn)出良好的勢頭,在沿海城市已經(jīng)形成較大規(guī)模的旅游房地產(chǎn)項目群,但是相關(guān)理論研究較少。在這種背景下,探索和研究山東省旅游房地產(chǎn)開發(fā)模式問題,為旅游房地產(chǎn)的開發(fā)提供理論和借鑒作用。 本文采用了定性與定量相結(jié)合,理論與實踐相聯(lián)系的研究方法,運用數(shù)學(xué)模型與實證分析,對山東省旅游房地產(chǎn)開發(fā)模式評價進行了研究。理論基礎(chǔ)部分首先對旅游房地產(chǎn)基本知識進行解析,例如概念、特征、類型等,并提出了本文對于旅游房地產(chǎn)概念的界定,即“以各種現(xiàn)實的或潛在的旅游資源為發(fā)展契機,將休閑度假產(chǎn)業(yè)與房地產(chǎn)業(yè)通過各方面的整合、重組和創(chuàng)新巧妙地結(jié)合在一起,而形成的一種全新的產(chǎn)業(yè)發(fā)展模式,是一種具有旅游、休閑、度假等功能的旅游產(chǎn)品和物業(yè)形態(tài)”,然后對旅游房地產(chǎn)的國內(nèi)外研究綜述及發(fā)展情況進行了較為系統(tǒng)的論述,最后對旅游房地產(chǎn)與旅游、與房地產(chǎn)這二者的關(guān)系進行了辨析。 在理論研究的基礎(chǔ)上,以山東旅游房地產(chǎn)開發(fā)模式作為具體的研究對象,對山東省旅游房地產(chǎn)開發(fā)必要性以及開發(fā)條件如自然地理、社會經(jīng)濟、基礎(chǔ)設(shè)施、宏觀條件、旅游業(yè)發(fā)展狀況以及房地產(chǎn)市場發(fā)展狀況進行了全面系統(tǒng)的梳理,指出山東省旅游房地開發(fā)的現(xiàn)狀表現(xiàn)在地域分布、開發(fā)模式和發(fā)展趨勢三個方面;結(jié)合上面的分析研究,將山東省旅游房地產(chǎn)開發(fā)模式分為單一旅游房地產(chǎn)開發(fā)模式和復(fù)合旅游房地產(chǎn)開發(fā)模式,前者包括以提供第一居所為目的的景區(qū)住宅開發(fā)模式、以旅游度假為目的的度假房地產(chǎn)開發(fā)模式和旅游商業(yè)地產(chǎn)開發(fā)模式,后者為集住宅、度假、商務(wù)、休閑等為一體的綜合型旅游房地產(chǎn)開發(fā)模式;最后,根據(jù)前面的研究,建立了山東省旅游房地產(chǎn)開發(fā)模式評價的指標體系,包括政策因素、經(jīng)濟因素、社會文化及環(huán)境因素、旅游市場因素和房地產(chǎn)市場因素5個一級指標和土地以及金融政策、GDP、CPI恩格爾系數(shù)、城市規(guī)劃和城市發(fā)展水平、城市知名度等18個二級指標,并運用層次分析法、德爾菲法和模糊綜合評價法構(gòu)建了評價模型,以青島海泉灣項目為例進行實證研究,并驗證了模型的可用性,為旅游房地產(chǎn)項目開發(fā)模式的選擇提供了嶄新的思路。
[Abstract]:Tourism real estate is a new field produced by the combination of real estate and tourism, which has great potential for development, and has gradually become a new investment and focus. The research on tourism real estate development mode is of great significance to promote the further integration of tourism and real estate industry as well as the benign and interactive development of the two industries. With the continuous development of tourism real estate, it has brought huge economic and social benefits, but the development of tourism real estate project is still in the exploration stage, its theoretical basis, development mode and so on need to be improved. At present, the development of tourism real estate in Shandong Province has shown a good momentum, in coastal cities has formed a large-scale tourism real estate project group, but the related theoretical research is less. Under this background, this paper explores and studies the development mode of tourism real estate in Shandong Province, which provides theory and reference for the development of tourism real estate. This paper studies the evaluation of tourism real estate development model in Shandong province by means of combining qualitative and quantitative analysis, combining theory with practice, and applying mathematical model and empirical analysis to evaluate the development mode of tourism real estate in Shandong province. The basic theory first analyzes the basic knowledge of tourism real estate, such as concepts, characteristics, types, etc., and puts forward the definition of the concept of tourism real estate in this paper, that is to say, "take all kinds of realistic or potential tourism resources as the opportunity for development," Through the integration, reorganization and innovation of the leisure and vacation industries and the real estate industry, a brand-new mode of industrial development is formed, which is a kind of tourism, leisure, and so on. Tourism products and property forms with functions such as vacation ", then the domestic and foreign research and development of tourism real estate are systematically discussed. Finally, the relationship between tourism real estate and tourism, and real estate is analyzed." On the basis of theoretical research, taking Shandong tourism real estate development mode as a specific research object, the necessity and development conditions of Shandong tourism real estate development such as physical geography, social economy, infrastructure, macro-conditions, and so on, are studied. The situation of tourism development and the development of real estate market have been comprehensively and systematically combed, pointing out that the present situation of the development of tourism premises in Shandong Province is manifested in three aspects: regional distribution, development mode and development trend; In combination with the above analysis and research, the tourism real estate development mode in Shandong Province is divided into a single tourism real estate development model and a composite tourism real estate development model. The former includes a scenic residential development model for the purpose of providing the first residence. Vacation real estate development mode and tourism commercial real estate development mode for the purpose of tourism vacation, the latter is a comprehensive tourism real estate development mode which integrates housing, vacation, business, leisure, etc. Finally, according to the previous research, the evaluation index system of tourism real estate development model in Shandong Province is established, including policy factors, economic factors, social and cultural factors and environmental factors. Tourism market factors and real estate market factors five primary indicators and land and financial policies, GDP,CPI Engel coefficient, urban planning and urban development level, city popularity and other 18 secondary indicators, and the use of analytic hierarchy process (AHP), Delphi method and fuzzy comprehensive evaluation method are used to construct the evaluation model. Taking Haiquan Bay project in Qingdao as an example, the feasibility of the model is verified, which provides a brand-new way of thinking for the choice of tourism real estate project development mode.
