A市天鵝山生態(tài)旅游區(qū)建設項目融資管理研究

【摘要】:生態(tài)旅游是當今世界旅游業(yè)發(fā)展的熱點,據估算,生態(tài)旅游年均增長率為20%-25%,是旅游產品中增長最快的部分。城鎮(zhèn)居民開始走出城市,回歸大自然,領略獨具特色的生態(tài)風情漸成時尚。城市周邊的旅游景點發(fā)展為原始生態(tài)旅游具有現實的需要,也有廣闊的前景。 本文首先對項目的融資管理理論進行了研究綜述,然后介紹A市天鵝山生態(tài)旅游區(qū)建設項目的基本情況,分別從項目市場分析、項目總投資估算、融資方案分析、財務收益分析等方面進行該項目的融資管理。根據財務分析,正常年銷售收入為38370.00萬元,年利潤總額14005.93萬元,項目投資利潤率8.52%,項目總投資收益率8.61%,項目借款償還期為11.14年(含建設期),具有一定的清償能力。所得稅后項目財務內部收益率7.98%,所得稅后項目投資回收期13.85年(含建設期),項目具有較好的經濟效益。項目計劃由企業(yè)招商引資及自籌71723.19萬元,申請商業(yè)銀行貸款90000萬元,貸款年利率為5.94%,融資結構合理。最后,提出了包括項目融資的政策風險、市場風險和管理風險等融資風險及防范措施。 本論文的創(chuàng)新之處在于:一是本文綜合運用了定性分析與定量分析相結合、動態(tài)分析與靜態(tài)分析相結合的方法;二是,將項目環(huán)境影響評價理論與方法運用到住宅小區(qū)項目環(huán)境影響評價研究中,建立了房地產住宅項目環(huán)境影響評價的分析思路,為進一步的研究做好基礎性工作。
[Abstract]:Ecotourism is a hot spot in the development of tourism in the world. It is estimated that the annual growth rate of ecotourism is 20% to 25%, which is the fastest growing part of tourism products. Urban residents began to go out of the city, return to nature, enjoy unique ecological customs gradually become fashionable. The development of tourist attractions around the city has realistic needs and broad prospects for primitive eco-tourism. This paper first summarizes the theory of project financing management, and then introduces the basic situation of the construction project in the A city Tianshan eco-tourism area, respectively from the project market analysis, project total investment estimation, financing scheme analysis, Financial revenue analysis and other aspects of the project financing management. According to the financial analysis, the normal annual sales income is 383.7 million yuan, the total annual profit is one hundred and forty million fifty nine thousand three hundred yuan, the investment profit rate of the project is 8.52%, the total investment yield of the project is 8.61%, and the repayment period of the project loan is 11.14 years (including the construction period). Have a certain amount of liquidity. After income tax project financial internal rate of return is 7.98%, after income tax project investment payback period is 13.85 years (including construction period), the project has better economic benefits. The project plans to attract investment from enterprises and self-raise seven hundred and seventeen million two hundred and thirty one thousand nine hundred yuan, apply for commercial bank loans of 900 million yuan, the annual interest rate is 5.94%, the financing structure is reasonable. Finally, the policy risk, market risk and management risk of project financing are put forward. The innovation of this paper is as follows: firstly, the method of combining qualitative analysis with quantitative analysis, dynamic analysis and static analysis is used in this paper. Secondly, the theory and method of project environmental impact assessment are applied to the research of environmental impact assessment of residential district project, and the analysis train of thought of environmental impact assessment of real estate residential project is established, so as to do the basic work for further research.
