【摘要】：可行性研究是指在實(shí)施某一具體投資項(xiàng)目前,對(duì)擬建項(xiàng)目在經(jīng)濟(jì)、技術(shù)、項(xiàng)目管理方面的可行性進(jìn)行論證、研究和評(píng)價(jià)。通過(guò)調(diào)查研究,綜合論證投資項(xiàng)目在技術(shù)上是否先進(jìn)、實(shí)用及可靠,在經(jīng)濟(jì)上是否合理,在財(cái)務(wù)上是否盈利,整個(gè)項(xiàng)目投資是否可行。在著名的旅游區(qū)建設(shè)旅游度假村需要專業(yè)的全面的論證,為投資者提供決策咨詢和項(xiàng)目建設(shè)方案。 本文以X風(fēng)情度假村有限公司投資建設(shè)X度假村項(xiàng)目為目標(biāo),從企業(yè)可否投資開(kāi)發(fā)的角度,在對(duì)該項(xiàng)目投資環(huán)境進(jìn)行詳細(xì)調(diào)查分析的基礎(chǔ)上,分析和總結(jié)出該項(xiàng)目開(kāi)發(fā)經(jīng)營(yíng)的特征；對(duì)項(xiàng)目的市場(chǎng)進(jìn)行細(xì)分并確立目標(biāo)市場(chǎng),對(duì)目標(biāo)市場(chǎng)規(guī)模進(jìn)行預(yù)測(cè)；提出項(xiàng)目規(guī)劃、建設(shè)方案、投資估算和籌資方案；結(jié)合企業(yè)的狀況和此項(xiàng)目的特點(diǎn),對(duì)項(xiàng)目投資進(jìn)行財(cái)務(wù)、經(jīng)濟(jì)和社會(huì)評(píng)價(jià)；為了確保項(xiàng)目建設(shè)順利開(kāi)展,提出了主要保障措施。最后得出本項(xiàng)目是否可行的結(jié)論。 本文為投資者、借款人和政府審批的決策提供了依據(jù),也為相關(guān)項(xiàng)目建設(shè)提供了參考。
[Abstract]:Feasibility study refers to the demonstration, research and evaluation of the feasibility of the proposed project in the aspects of economy, technology and project management before the implementation of a specific investment project.Through investigation and research, it is proved that whether the investment project is technologically advanced, practical and reliable, whether it is reasonable in economy, whether it is profitable in finance, and whether the investment of the whole project is feasible.The construction of tourist resorts in famous tourist areas requires professional and comprehensive argumentation to provide investors with decision-making advice and project construction plans.This article takes X style Holiday Village Co., Ltd. to invest in the construction of X Holiday Village Project, from the angle of whether the enterprise can invest and develop, on the basis of the detailed investigation and analysis of the investment environment of the project,The characteristics of the project development and operation are analyzed and summarized; the market of the project is subdivided and the target market is established; the scale of the target market is forecasted; the project planning, the construction scheme, the investment estimation and the financing scheme are put forward.Combined with the situation of the enterprise and the characteristics of the project, the financial, economic and social evaluation of the project investment is carried out, and in order to ensure the smooth development of the project, the main safeguard measures are put forward.Finally, the conclusion is drawn whether this project is feasible or not.This paper provides the basis for investors, borrowers and the government to approve the decision, and provides a reference for the construction of related projects.
