【摘要】:旅游業(yè)是一個(gè)關(guān)聯(lián)性很強(qiáng)的綜合產(chǎn)業(yè),一次完整的旅游活動(dòng)包括餐飲、住宿、交通、游覽、購物、娛樂六個(gè)要素,其快速發(fā)展對一個(gè)家國的經(jīng)濟(jì)、文化、環(huán)境發(fā)展將起到重要推動(dòng)作用。我國是一個(gè)旅游資源大國,擁有著多樣的山川、風(fēng)俗文化和名勝古跡,每年都吸引著大量的國內(nèi)外游客,旅游產(chǎn)業(yè)的發(fā)展也較為迅速。2010年我國旅游業(yè)總收入約為1.44萬億元,較2005年增加約6700億元,國內(nèi)旅游總?cè)藬?shù)約21.5億人次,較2005年約增加近10億人次,旅游業(yè)已經(jīng)成為我國經(jīng)濟(jì)發(fā)展的支柱性產(chǎn)業(yè)之一。 溫泉是我國眾多旅游資源中的一種,其中,我國的中低溫地?zé)釡厝Y源占全球的8.6%,擁有較大的旅游發(fā)展?jié)摿。?0世紀(jì)80年代初期我國就開始開發(fā)溫泉旅游,經(jīng)過公休療養(yǎng)、溫泉沐浴、溫泉度假、溫泉養(yǎng)生四個(gè)發(fā)展階段后,已開發(fā)約有1600多處,形成較大產(chǎn)業(yè)規(guī)模,但大都與SPA養(yǎng)生聯(lián)系緊密,同質(zhì)化現(xiàn)象嚴(yán)重。2010年后,我國溫泉旅游進(jìn)入新的發(fā)展階段,經(jīng)營溫泉旅游的企業(yè)以突出區(qū)域特色為出發(fā)點(diǎn),根據(jù)溫泉所在區(qū)域和自身發(fā)展階段的不同,把區(qū)域地理環(huán)境、民族文化與引入的國外溫泉文化、管理理念相結(jié)合,逐漸呈現(xiàn)出品牌化、可持續(xù)化、特色化、國際化發(fā)展之勢,同質(zhì)化現(xiàn)象逐步瓦解。 在此背景下,G公司根據(jù)L溫度度假村整體建設(shè)規(guī)劃,啟動(dòng)了度假村中區(qū)建設(shè)項(xiàng)目,對擁有的L溫泉資源進(jìn)行再次開發(fā),并進(jìn)行了可行性研究。本項(xiàng)目可行性研究從企業(yè)背景、目標(biāo)市場、建設(shè)方案、組織實(shí)施方案、投資估算、融資方案等方面進(jìn)行研究、分析和論證,對項(xiàng)目財(cái)務(wù)以及可能對對態(tài)環(huán)境、國民經(jīng)濟(jì)和社會(huì)產(chǎn)生的影響進(jìn)行評價(jià),同時(shí)對項(xiàng)目實(shí)施和運(yùn)營中可能存在的各項(xiàng)風(fēng)險(xiǎn)(包括技術(shù)風(fēng)險(xiǎn)、市場風(fēng)險(xiǎn)、政策風(fēng)險(xiǎn)等)進(jìn)行了分析。 項(xiàng)目建成后,度假村每日接待游客能力將達(dá)萬人左右,可實(shí)現(xiàn)年?duì)I業(yè)收入27036.98萬元,凈利潤7901.93萬元,上繳稅金4121.01萬元。同時(shí)本項(xiàng)目的建設(shè),對提高企業(yè)和當(dāng)?shù)刂、調(diào)整我國第三產(chǎn)業(yè)比值、優(yōu)化經(jīng)濟(jì)結(jié)構(gòu)、促進(jìn)文化強(qiáng)國戰(zhàn)略實(shí)施等方面均具有積極的影響。
[Abstract]:The tourism industry is a very strong correlation comprehensive industry, a complete tourism activities including catering, accommodation, transportation, sightseeing, shopping and entertainment, the six elements, the rapid development of a country's economy, culture, environment and development will play an important role. China is a country rich in tourism resources that has a variety of mountains, customs and every year to attract a large number of places of historic interest and scenic beauty, the tourists at home and abroad, the development of the tourism industry is relatively rapid in.2010 China's total tourism revenue of about 1 trillion and 440 billion yuan, compared with 2005 increased by about 670 billion yuan, the total number of domestic travel about 2 billion 150 million people, compared to 2005 increased by about nearly 1 billion people, the tourism industry has become the pillar industry of China's economic development.
The hot spring is a kind of tourism resources in China, many of the hot spring resources in China in low temperature geothermal accounted for 8.6% of the world, has a large potential for tourism development. Since the early 1980s China began the development of hot spring tourism, holiday after recuperation, hot shower, spa resort, spa four seedtimes, ca. more than 1600 has been developed, the formation of a large industrial scale, but most of them are SPA and health are closely linked, the serious homogenization phenomenon after.2010 years, China's tourism has entered a new stage of development, management of hot spring tourism enterprises to highlight regional characteristics as the starting point, according to the spa region and its different stages of development, the region the geographical environment, national culture and the introduction of foreign hot spring culture, management philosophy combined gradually showing the brand, sustainable, specialization, internationalization development trend, the homogenization phenomenon gradually disintegrated.
Under this background, G company according to the overall planning and construction of L temperature resort, launched the central resort construction project, again have L development of hot spring resources, and carried out a feasibility study. The feasibility study of the project from the business background, target market, project investment estimation, organization and implementation plans, and on other financing options and the analysis and demonstration of project finance and to assess the impact on the environment, the national economy and society, and the possible risks in project implementation and operations (including technical risk, market risk, policy risk etc.) are analyzed.
After the completion of the project, the resort daily visitors capacity will reach million people, the annual operating income of 270 million 369 thousand and 800 yuan, net profit of 79 million 19 thousand and 300 yuan, 41 million 210 thousand and 100 yuan of taxes paid. At the same time, the construction of the project, to improve the enterprise and local visibility, the adjustment of China's third industries, optimizing the economic structure, promoting the cultural strategy the implementation has a positive effect.
