基于BIM技術(shù)的化工建設(shè)項(xiàng)目全過(guò)程造價(jià)管理控制研究

【摘要】:在化工企業(yè)建設(shè)發(fā)展過(guò)程中據(jù)相關(guān)統(tǒng)計(jì),由于各方面的問(wèn)題,項(xiàng)目建設(shè)成本存在極大的浪費(fèi),大多數(shù)項(xiàng)目竣工結(jié)算都會(huì)超過(guò)項(xiàng)目的投資預(yù)算,伴隨工程管理技術(shù)的進(jìn)一步提高,網(wǎng)絡(luò)信息化的高速發(fā)展,BIM技術(shù)的應(yīng)用及全過(guò)程造價(jià)管理的理念也在進(jìn)一步的提高。并且在項(xiàng)目的全壽命周期起著越來(lái)越重要的作用。BIM使建造成本降低、工期縮短、建筑工程質(zhì)量提高,項(xiàng)目生產(chǎn)效率提升,具有三維渲染、宣傳展示;快速算量、提升精度;精確計(jì)劃,減少浪費(fèi);多算對(duì)比,有效管控;虛擬施工,有效協(xié)同;碰撞檢查,減少返工;沖突調(diào)用,決策支持等特點(diǎn),BIM技術(shù)引入到化工建筑中:可避免40%預(yù)算外的改變,把造價(jià)估算的精確度控制在3%以?xún)?nèi),使造價(jià)估算的時(shí)間減少80%,在解決沖突和發(fā)現(xiàn)的基礎(chǔ)上可以降低10%的合同價(jià)格,總體而言,BIM具有可出圖性、優(yōu)化性、模擬性、協(xié)調(diào)性的核心價(jià)值特點(diǎn);贐IM的全過(guò)程造價(jià)管理能夠滿(mǎn)足投資估算的價(jià)值取向、使投資估算依照模塊進(jìn)行、使投資估算擁有合理數(shù)值、為項(xiàng)目的建設(shè)周期提供更準(zhǔn)確的參考;在設(shè)計(jì)概算階段能夠提高測(cè)算的準(zhǔn)確性和精度、保證設(shè)計(jì)的協(xié)調(diào)性,保證信息的暢通性、減少了后期不必要的變更費(fèi)用,控制了成本;在招投標(biāo)控制階段提供了更為準(zhǔn)確的招投標(biāo)工作量清單和招投標(biāo)控制價(jià);在合同實(shí)施階段便于工程進(jìn)度款的支付和申請(qǐng)、最大程度的減少設(shè)計(jì)變更,控制材料成本浪費(fèi);竣工結(jié)算階段能較少人工的工作量,節(jié)約結(jié)算時(shí)間;使每個(gè)階段的管理目標(biāo)得到實(shí)現(xiàn),使總造價(jià)得到控制,提高了項(xiàng)目投資效益;本文結(jié)合案例對(duì)基于BIM技術(shù)的全過(guò)程造價(jià)管理管理控制和應(yīng)用做了詳細(xì)的說(shuō)明和分析。盡管BIM優(yōu)勢(shì)明顯,但其作用對(duì)于我國(guó)建筑領(lǐng)域內(nèi),特別是化工建筑而言,尚未形成較為成熟的機(jī)制,缺乏政府介入和行業(yè)標(biāo)準(zhǔn),同時(shí),建筑行業(yè)整體對(duì)于BIM的觀念和意識(shí)滯后,BIM應(yīng)用的驅(qū)動(dòng)力明顯不足,BIM技術(shù)及軟件本土化問(wèn)題受到制約,同時(shí)基于BIM的造價(jià)管理能力的專(zhuān)業(yè)人才嚴(yán)重缺乏;基于此,面對(duì)信息化和互聯(lián)網(wǎng)發(fā)達(dá)的今天,本選題力圖探究BIM技術(shù)在企業(yè)化工建設(shè)方面應(yīng)用情況,進(jìn)一步分析企業(yè)怎樣在化工生產(chǎn)、設(shè)計(jì)和安裝上應(yīng)用BIM技術(shù)達(dá)到信息的共享和集成;怎樣通過(guò)BIM調(diào)配各種資源,實(shí)現(xiàn)產(chǎn)能和工藝優(yōu)化方面的升級(jí)發(fā)展,同時(shí)在之后的運(yùn)行過(guò)程中很好地控制成本,實(shí)現(xiàn)可視化控制的數(shù)據(jù)化體系,使化工企業(yè)的市場(chǎng)競(jìng)爭(zhēng)力提高,從而有效實(shí)現(xiàn)可持續(xù)發(fā)展和綠色建筑。
[Abstract]:In the process of construction and development of chemical enterprises, according to the relevant statistics, due to various problems, the construction cost of the project exists a great waste, most of the project completion settlement will exceed the investment budget of the project, accompanied by the further improvement of the project management technology, With the rapid development of network information, the application of BIM technology and the concept of cost management in the whole process are also being further improved. BIM reduces the construction cost, shortens the construction period, improves the quality of the construction project, improves the production efficiency of the project, has three-dimensional rendering, publicity and display, and improves the accuracy of the calculation, the fast calculation, and the improvement of the precision, and it also plays a more and more important role in the whole life cycle of the project. Accurate planning, reduce waste; multi-calculation comparison, effective control; virtual construction, effective coordination; collision inspection, reduce rework; With the characteristics of conflict call, decision support and so on, BIM technology is introduced into chemical construction: it can avoid 40% of extrabudgetary changes, limit the accuracy of cost estimation to less than 3%, and reduce the time of cost estimation by 80%. On the basis of conflict resolution and discovery, the contract price can be reduced by 10%. Generally speaking, BIM has the core value characteristics of graphability, optimization, simulation and coordination. The whole process cost management based on BIM can satisfy the value orientation of the investment estimation, make the investment estimate proceed according to the module, make the investment estimate have reasonable value, and provide more accurate reference for the construction cycle of the project. In the stage of design budget estimate, it can improve the accuracy and accuracy of calculation, ensure the coordination of design, ensure the smooth availability of information, reduce the unnecessary change cost in the later stage, and control the cost. In the bidding control stage, it provides a more accurate list of bidding workload and bidding control price, facilitates the payment and application of project progress funds in the contract implementation stage, minimizes design changes, and controls the waste of material costs. The completion and settlement stage can reduce the manual workload and save the settlement time, so that the management objectives of each stage can be realized, the total cost can be controlled, and the investment efficiency of the project can be improved. In this paper, the whole process cost management control and application based on BIM technology are explained and analyzed in detail. Although BIM has obvious advantages, its function has not yet formed a more mature mechanism for the construction field of our country, especially for chemical architecture, and lacks of government intervention and industry standards. at the same time, the concept and consciousness of BIM in the construction industry as a whole lags behind. The driving force of BIM application is obviously insufficient, the localization of BIM technology and software is restricted, and the professionals based on BIM cost management ability are seriously lack. Based on this, in the face of information technology and Internet development today, this topic tries to explore the application of BIM technology in the chemical construction of enterprises, and further analyzes how enterprises produce in chemical industry. Design and installation of BIM technology to achieve the sharing and integration of information; How to allocate all kinds of resources through BIM to realize the upgrading and development of production capacity and process optimization, at the same time, how to control the cost well and realize the data system of visual control, so as to improve the market competitiveness of chemical enterprises. So as to effectively achieve sustainable development and green building.
