日本集合住宅的問(wèn)題與對(duì)策

【摘要】:集合住宅是兩戶以上的復(fù)數(shù)家庭緊密相鄰、共棲一棟建筑內(nèi)的居住建筑單元,是城市住宅的典型形式。日本集合住宅包括長(zhǎng)屋和共同住宅等。西式集合住宅出現(xiàn)于20世紀(jì)初,在1923年的關(guān)東大地震后的災(zāi)后重建中正式進(jìn)入市場(chǎng)。相比傳統(tǒng)住宅,集合住宅具有功能分區(qū)、形式多樣、注重社會(huì)交往等特征,但是存在墜樓、高空拋物、火災(zāi)等安全問(wèn)題,住宅老朽、物業(yè)費(fèi)難收、鄰居間相互影響等管理問(wèn)題,居民老齡化造成地方社會(huì)活力下降等社會(huì)問(wèn)題。研究顯示高層住宅對(duì)于兒童的生長(zhǎng)發(fā)育具有不利影響。日本公共部門通過(guò)法律、行政等途徑對(duì)于集合住宅出現(xiàn)的問(wèn)題給予了應(yīng)對(duì)。在城鎮(zhèn)化快速發(fā)展的中國(guó),城市住宅已經(jīng)集合化,但對(duì)集合住宅存在的問(wèn)題缺乏充分的調(diào)查研究,日本經(jīng)驗(yàn)可供借鑒。
[Abstract]:Collective residence is a residential unit in a common building, which is a typical form of urban residence, which is closely adjacent to two or more plural families. Japanese collective housing including long houses and common housing, and so on. Western-style collective houses appeared in the early 20th century and entered the market during the post-disaster reconstruction after the Great Guandong earthquake in 1923. Compared with traditional housing, collective housing has the characteristics of functional zoning, diverse forms, and emphasis on social interaction. However, there are management problems such as building crash, high-altitude parabolic, fire and other safety problems, such as decadent residence, difficult to collect property fees, mutual influence between neighbors, etc. The aging of the residents caused the decline of local social vitality and other social problems. Studies have shown that high-rise housing has adverse effects on children's growth and development. Japan's public sector through legal, administrative and other channels to address the problems of collective housing. With the rapid development of urbanization in China, urban housing has been integrated, but there is a lack of sufficient investigation and research on the problems of collective housing, so the experience of Japan can be used for reference.
