開發(fā)區(qū)居住空間特征及其形成機(jī)制——對(duì)北京經(jīng)濟(jì)技術(shù)開發(fā)區(qū)的調(diào)查

【摘要】:利用北京經(jīng)濟(jì)技術(shù)開發(fā)區(qū)的第一手問卷調(diào)查數(shù)據(jù),研究開發(fā)區(qū)居住空間特征及其形成機(jī)制。研究表明:開發(fā)區(qū)居住人口收入和受教育程度相對(duì)較高,外來人口已成為開發(fā)區(qū)后期居住人口增長(zhǎng)的主要?jiǎng)恿碓?開發(fā)區(qū)的住房類型構(gòu)成呈現(xiàn)多樣化特點(diǎn),政策和住房戶型原因是影響住宅分化的重要因素;開發(fā)區(qū)在收入和社會(huì)階層方面存在居住分化現(xiàn)象,具體表現(xiàn)為高收入和低社會(huì)階層兩級(jí)分化的空間隔離;作為新興的郊區(qū)社區(qū),開發(fā)區(qū)居民維權(quán)意識(shí)強(qiáng)烈,但社區(qū)聯(lián)系較弱;上班通勤距離仍是影響居民居住地選擇的最重要因素,改善居住環(huán)境、對(duì)優(yōu)質(zhì)教育資源的追求也是極重要的因素。最后,從居民、開發(fā)商、地方政府、企業(yè)、母城及周邊區(qū)域等多元主體共同作用的角度探討了開發(fā)區(qū)居住空間的形成機(jī)制。當(dāng)前,國(guó)內(nèi)開發(fā)區(qū)大多面臨從"產(chǎn)業(yè)功能地域"向綜合型的"城市化功能地域"轉(zhuǎn)型,但開發(fā)區(qū)既是"產(chǎn)業(yè)集聚區(qū)"又被作為"臥城"的復(fù)雜狀況,也帶來其居住空間特征及形成機(jī)制的復(fù)雜性。研究成果對(duì)于豐富城市居住空間理論有重要意義。
[Abstract]:Based on the first-hand survey data of Beijing Economic and technological Development Zone, the characteristics and formation mechanism of residential space in Beijing Economic and technological Development Zone are studied. The research shows that the income and education level of the resident population in the development zone are relatively high, the foreign population has become the main driving force of the residential population growth in the later period of the development zone, and the housing types of the development zone have diversified characteristics. The reasons of policy and housing type are the important factors that influence the housing differentiation, there is a phenomenon of residential differentiation in the income and social stratum in the development zone, which is manifested in the spatial segregation between the high income and the low social stratum. As a burgeoning suburban community, residents in the development zone have a strong sense of safeguarding their rights, but their community ties are weak. Commuting distance is still the most important factor affecting residents' choice of residence, and the living environment is improved. The pursuit of high-quality educational resources is also a very important factor. Finally, this paper discusses the formation mechanism of residential space in the development zone from the perspective of the joint action of residents, developers, local governments, enterprises, mother cities and surrounding areas. At present, most of the domestic development zones are facing the transition from "industrial functional region" to "comprehensive urbanization functional region", but the development zone is not only the "industrial agglomeration area" but also the complex situation of "lying city". It also brings the complexity of its residential space characteristics and formation mechanism. The research results are of great significance to enrich the theory of urban residential space.
