北京市A房地產(chǎn)項(xiàng)目后評(píng)價(jià)
[Abstract]:In recent years, due to the continuous maturity of China's market economy and the rapid development of urbanization, the proportion of real estate investment in GDP has risen from 7.39% in 2003 to the increase of 14.18%. in 2015, which makes the heat of real estate develop high fever. However, the existing construction of real estate projects is mostly lack of unified and standardized evaluation monitoring body. At the same time, there is also a lack of scientific project management system and strict standard review and improvement procedures, which leads to the lack of expected goals after the completion of many projects. In addition, the post evaluation of real estate projects in China is not perfect, both in practice and in theoretical research. On the basis of the related theories and methods of the existing project post evaluation, this paper designs a project post evaluation system which is in conformity with the actual project, thus enriches the theory of project evaluation and increases the practical feasibility. This paper reviews the existing theory and methods of the evaluation of the post evaluation price of the project, and summarizes the present situation in China. The paper constructs the evaluation index system for the A real estate project, which combines the target evaluation and the process evaluation effectively, uses the analytic hierarchy process and the expert scoring method to calculate the weight of the indexes at all levels, analyzes the work situation, the management process and the management characteristics, and the indexes in the project. The actual situation is helpful for the post experts to give the evaluation of each index. Through the fuzzy comprehensive evaluation method, the evaluation results of the post evaluation of the A real estate project are calculated. According to this, the problems in the A real estate project management process and the direction of the future improvement are analyzed. After the analytic hierarchy process, Delphy Fa and the fuzzy comprehensive evaluation model The three parties, combined with the calculation, obtained the "good" evaluation results of the A real estate project in Beijing, and pointed out that the project management still has a room for improvement. At the end of the paper, it puts forward some suggestions on the construction of A and future real estate projects, such as improving the project design management model, and making clear the design of the relevant professional engineering construction drawings. Standards, multi - research and then choose the construction unit, so as to reduce the project cost and so on.
