BIM技術(shù)在建設(shè)工程造價(jià)管理中的應(yīng)用研究

【摘要】:近10年來(lái),建筑業(yè)不僅推動(dòng)著我國(guó)經(jīng)濟(jì)快速發(fā)展,在拉動(dòng)內(nèi)需,提高國(guó)民生產(chǎn)總值以及地區(qū)生產(chǎn)總值方面都做出了顯著貢獻(xiàn)。隨著社會(huì)經(jīng)濟(jì)形勢(shì)的影響,建筑業(yè)因?yàn)槠洫?dú)有的特性而顯現(xiàn)出其效率低下和浪費(fèi)嚴(yán)重的問(wèn)題;而這些問(wèn)題直接造成建筑企業(yè)成本直線增加,盈利減少;再加上在市場(chǎng)行情影響下,銀行貸款收緊、貸款利率上浮、材料漲價(jià)等,導(dǎo)致資金成本與日俱增。造價(jià)管理是建筑業(yè)的一個(gè)重要組成部分;建筑業(yè)的傳統(tǒng)造價(jià)管理模式?jīng)]有對(duì)各個(gè)階段的造價(jià)進(jìn)行動(dòng)態(tài)控制,很難實(shí)現(xiàn)精細(xì)化管理,不能滿足現(xiàn)階段的全過(guò)程造價(jià)管理要求。BIM(建筑信息模型)技術(shù)作為順應(yīng)科學(xué)和社會(huì)發(fā)展的信息化產(chǎn)物,在各個(gè)階段都可以發(fā)揮重要作用,通過(guò)對(duì)工程造價(jià)管理進(jìn)行優(yōu)化,達(dá)到降低企業(yè)的成本,增加項(xiàng)目經(jīng)濟(jì)效益,增加企業(yè)在市場(chǎng)中的競(jìng)爭(zhēng)力。本文首先在給出BIM概念的基礎(chǔ)上,對(duì)基于BIM的建設(shè)工程造價(jià)管理在國(guó)內(nèi)外的應(yīng)用、研究現(xiàn)狀做了闡述;接著介紹了工程造價(jià)管理及BIM技術(shù)的相關(guān)理論,通過(guò)對(duì)我國(guó)現(xiàn)階段造價(jià)管理存在的問(wèn)題及BIM技術(shù)的優(yōu)勢(shì)進(jìn)行分析,提出將BIM技術(shù)引入到各個(gè)階段的造價(jià)管理;從我國(guó)BIM應(yīng)用現(xiàn)狀出發(fā),對(duì)比分析我國(guó)常用的BIM造價(jià)軟件,最終選擇廣聯(lián)達(dá)BIM系列軟件作為主要研究工具。以具體工程為例,將BIM技術(shù)運(yùn)用到投資決策、設(shè)計(jì)、招投標(biāo)、施工階段、竣工結(jié)算中去,重點(diǎn)采取“階段式”方法建立成本模型,利用廣聯(lián)達(dá)BIM算量軟件將傳統(tǒng)的cad圖紙轉(zhuǎn)換成三維立體模型,將其導(dǎo)入BIM5D軟件中,在施工階段對(duì)其進(jìn)行細(xì)化管理。其創(chuàng)新之處就是在利用三維建筑模型,將成本、進(jìn)度、信息等各種數(shù)據(jù)信息集成于一體,實(shí)現(xiàn)數(shù)據(jù)和各種信息的共享,從真正意義上去解決工程造價(jià)管理中信息交流不暢、數(shù)據(jù)不能及時(shí)更新、數(shù)據(jù)不準(zhǔn)確等帶來(lái)的造價(jià)超標(biāo)失控等問(wèn)題,實(shí)現(xiàn)建筑工程全過(guò)程造價(jià)管理,減少企業(yè)成本,提升建設(shè)項(xiàng)目的經(jīng)濟(jì)效益,促進(jìn)我國(guó)建筑業(yè)持續(xù)穩(wěn)定的發(fā)展。
[Abstract]:In the past 10 years, the construction industry has not only promoted the rapid economic development of our country, but also made significant contributions in stimulating domestic demand, increasing the gross national product and regional gross domestic product. With the influence of the social and economic situation, The construction industry, because of its unique characteristics, has shown itself to be inefficient and wasteful; these problems have directly led to a sharp rise in construction costs and reduced profits; coupled with a tightening of bank lending under the influence of market conditions, The rising interest rate of loan and the rising price of materials lead to the increasing cost of capital. The cost management is an important part of the construction industry, and the traditional cost management mode of the construction industry does not dynamically control the cost of each stage. It is difficult to realize fine management and can not meet the requirements of cost management in the whole process. BIM (Building Information Model) technology can play an important role in every stage as a product of information conforming to the development of science and society. By optimizing the project cost management, we can reduce the cost of the enterprise, increase the economic benefit of the project and increase the competitiveness of the enterprise in the market. The application of construction cost management based on BIM at home and abroad is expounded, and then the theory of engineering cost management and BIM technology is introduced. Based on the analysis of the problems existing in the cost management and the advantages of the BIM technology in our country, this paper puts forward the introduction of the BIM technology to the cost management in various stages, compares and analyzes the BIM cost software commonly used in our country according to the present situation of the BIM application in our country. Finally, we choose the BIM series of software as the main research tools. Take the concrete project as an example, we apply the BIM technology to the investment decision, design, bidding, construction stage, completion and settlement. The cost model is established by using "stage" method, and the traditional cad drawing is transformed into three-dimensional model by using Guanglianda BIM calculation software, and it is imported into BIM5D software. The innovation of this method is to integrate cost, progress, information and other data information into a whole, and realize the sharing of data and all kinds of information. In the real sense, we can solve the problems such as the information exchange is not smooth, the data can not be updated in time, the data is inaccurate, and the cost is out of control, so as to realize the cost management of the whole process of the construction project and reduce the cost of the enterprise. Improve the economic benefits of construction projects, promote the sustainable and stable development of the construction industry in China.
