BIM與FM整合應(yīng)用研究

【摘要】:FM(Facility Management,設(shè)施管理)概念最早產(chǎn)生于美國(guó),90年代初進(jìn)入我國(guó),目前對(duì)FM的研究仍處于初級(jí)階段。是建筑全生命周期的重要理論和方法。傳統(tǒng)的FM在實(shí)施的過程中因?yàn)槿狈π畔⒔?jīng)常遇到信息孤島的問題,難以發(fā)揮作用。BIMBIM(Building Information Modeling,建筑信息模型)的出現(xiàn)為建筑產(chǎn)業(yè)信息化注入了強(qiáng)勁的動(dòng)力,它所提倡的全生命周期管控也為FM信息化提供了助力。本文從BIM與FM整合應(yīng)用的可行性出發(fā),重點(diǎn)關(guān)注業(yè)主需求在其中的重要位置,從BIM團(tuán)隊(duì)的角度為業(yè)主提供相關(guān)的咨詢服務(wù),協(xié)助業(yè)主梳理對(duì)BIM與FM信息的需求,使BIM團(tuán)隊(duì)合理的創(chuàng)建BIM信息,幫助業(yè)主更好將BIM信息運(yùn)用在FM中。通過調(diào)查分析業(yè)主在FM中的需求,構(gòu)建BIM與FM整合應(yīng)用指南,按照指南構(gòu)建BIM信息并進(jìn)行數(shù)據(jù)的分析,最后在案例中進(jìn)行模擬。主要從以下幾點(diǎn)展開:(1).本文首先分析了FM在我國(guó)發(fā)展所遇到的瓶頸,發(fā)現(xiàn)FM信息化的缺失是最為嚴(yán)重的。根據(jù)BIM信息的特點(diǎn),將BIM的優(yōu)勢(shì)與FM相整合,為FM的數(shù)據(jù)基礎(chǔ)提供保障。(2).BIM與FM整合應(yīng)用的可行性分析。主要闡述了BIM與FM的基本概念、優(yōu)缺點(diǎn)和發(fā)展的不足。通過分析發(fā)現(xiàn)將二者整合可以很好地彌補(bǔ)雙方的缺點(diǎn),提升業(yè)主的利益。(3).通過各方面的調(diào)查研究,得出業(yè)主急需一份BIM與FM整合應(yīng)用指南,來協(xié)助業(yè)主更好的表達(dá)自己的訴求。并發(fā)現(xiàn)了BIM與FM整合應(yīng)用存在的問題。(4).通過案例模擬的方法證明BIM與FM整合的可行性和必要性。在案例操作中嘗試解決在調(diào)查中所發(fā)現(xiàn)的問題。
[Abstract]:The concept of FM(Facility Management (facilities Management) was first introduced into China in the early 1990s in the United States. At present, the study of FM is still in the primary stage. It is an important theory and method in the whole life cycle of architecture. The traditional FM often encounters the problem of isolated information because of the lack of information. The emergence of BIMBIMI Building Information Modeling (Building Information Model) has injected a strong impetus into the construction industry informatization, and the whole life cycle management and control it advocates also provides the help for FM informatization. This paper starts from the feasibility of the integration application of BIM and FM. Focus on the important position of owner needs, from the perspective of BIM team to provide relevant consulting services, assist owners to comb the needs of BIM and FM information, so that the BIM team reasonably create BIM information, Help owners better use BIM information in FM. Through investigation and analysis of owners' needs in FM, build BIM and FM integration application guide, according to the guidelines to build BIM information and data analysis, Finally, the simulation is carried out in the case. Firstly, this paper analyzes the bottleneck of FM's development in China, and finds that the lack of FM information is the most serious. According to the characteristics of BIM information, the advantages of BIM are integrated with FM. This paper analyzes the feasibility of integrating BIM and FM for the data base of FM. The basic concepts, advantages and disadvantages of BIM and FM are expounded. It is found that the integration of the two can make up for the shortcomings of both sides. Improve the interests of the owners. Through various aspects of investigation and research, the owners need a guide to integrate BIM and FM. To help owners better express their demands. And found the BIM and FM integration application problems. Through the method of case simulation to prove the feasibility and necessity of integration between BIM and FM. Try to solve in the operation of the case. Problems found in the investigation.
