【摘要】:城市商業(yè)網(wǎng)點(diǎn)作為居民重要的休閑、娛樂、購物和交流空間,其布局是否合理直接關(guān)系到居民的日常生活便利程度。在老城區(qū)進(jìn)入存量發(fā)展的背景下,如何加強(qiáng)宏觀調(diào)控與管理,指導(dǎo)城市商業(yè)健康有序發(fā)展是城市建設(shè)的重要研究課題。近些年來贛州老城區(qū)商業(yè)建設(shè)發(fā)展逐步成熟,但也存在一些亟待解決的問題。同時(shí),伴隨著都市區(qū)總體規(guī)劃對(duì)老城區(qū)新的功能定位,其城市主導(dǎo)功能正由生產(chǎn)型逐步向生產(chǎn)消費(fèi)服務(wù)型轉(zhuǎn)變。因此,研究贛州老城區(qū)在各要素影響下的商業(yè)網(wǎng)點(diǎn)布局,具有重要的意義。本文在中心地理論、商圈理論和消費(fèi)者行為理論等理論的指導(dǎo)下,通過對(duì)贛州老城區(qū)商業(yè)網(wǎng)點(diǎn)的實(shí)地調(diào)研以及運(yùn)用大數(shù)據(jù)挖掘技術(shù)獲取大樣本的商業(yè)網(wǎng)點(diǎn)地理位置信息和數(shù)量規(guī)模信息,并結(jié)合分社區(qū)人口數(shù)據(jù),以此為基礎(chǔ)建立網(wǎng)絡(luò)數(shù)據(jù)集,結(jié)合影響商業(yè)布局的主要要素,運(yùn)用全局空間自相關(guān)法、人口與商業(yè)網(wǎng)點(diǎn)分布耦合性模型以及ArcGIS的核密度估計(jì)法和網(wǎng)絡(luò)分析法對(duì)贛州老城區(qū)商業(yè)布局現(xiàn)狀進(jìn)行分析,在分析中逐步總結(jié)出贛州老城區(qū)商業(yè)布局現(xiàn)狀存在的問題,以問題為導(dǎo)向,針對(duì)性地提出優(yōu)化贛州老城區(qū)商業(yè)布局發(fā)展的措施。通過研究發(fā)現(xiàn),贛州老城區(qū)存在商業(yè)空間等級(jí)體系不合理,社區(qū)級(jí)商業(yè)中心明顯不足、商業(yè)空間分布與人口分布存在錯(cuò)位,文化和旅游產(chǎn)業(yè)與商業(yè)發(fā)展結(jié)合不緊密等問題。對(duì)此,針對(duì)性地提出了強(qiáng)化現(xiàn)有商業(yè)中心、均衡布局區(qū)級(jí)和社區(qū)級(jí)商業(yè)中心,培育新興商業(yè)中心以及推行商業(yè)——旅游——文化一體化等措施。
[Abstract]:As an important leisure, entertainment, shopping and communication space for residents, the layout of urban commercial network is directly related to the convenience of daily life of residents. How to strengthen macro-control and management to guide the healthy and orderly development of urban commerce is an important research topic in urban construction. In recent years, the development of commercial construction in Ganzhou's old urban area has gradually matured, but there are still some problems to be solved. Along with the new function orientation of the metropolitan master plan to the old urban area, the leading function of the city is gradually changing from the production type to the production and consumption service type. Therefore, this paper studies the distribution of commercial network in Ganzhou old city under the influence of various factors. This paper is guided by the central theory, the business circle theory and the consumer behavior theory. Through the field investigation of the commercial network in the old district of Ganzhou and the use of big data mining technology to obtain the geographic location information and the quantity and scale information of the large sample commercial network, and combining with the population data of the sub-community, the network data set is established. Combined with the main factors affecting the commercial layout, the present situation of the commercial layout in the old district of Ganzhou is analyzed by using the global spatial autocorrelation method, the coupling model of population and commercial network distribution, the kernel density estimation method of ArcGIS and the network analysis method. In the analysis, the problems existing in the present situation of the commercial layout in the old district of Ganzhou are summarized step by step, and the measures to optimize the development of the commercial layout of the old district of Ganzhou are put forward in the light of the problem. There are some problems in the old district of Ganzhou, such as unreasonable hierarchy of commercial space, obvious shortage of commercial center at community level, dislocation of commercial space distribution and population distribution, and the unclose integration of culture and tourism industry with commercial development. Some measures such as strengthening the existing commercial centers, balancing the distribution of district and community commercial centers, cultivating new commercial centers and promoting the integration of commerce, tourism and culture are put forward.
