土地使用與軌道交通的空間適配探討——深圳地鐵2號(hào)線的實(shí)證分析

【摘要】:以深圳地鐵2號(hào)線為研究對(duì)象,通過對(duì)沿線土地使用與軌道交通客流的實(shí)證分析,探討土地使用與軌道交通的空間適配問題。研究發(fā)現(xiàn),地鐵2號(hào)線的客流與站點(diǎn)地區(qū)的土地使用之間存在較強(qiáng)的關(guān)聯(lián)性,主要表現(xiàn)為:(1)功能影響。出行的流動(dòng)主要發(fā)生在居住型站點(diǎn)與混合型站點(diǎn)或就業(yè)型站點(diǎn)之間;(2)密度影響。站點(diǎn)客流量與站點(diǎn)地區(qū)開發(fā)密度有正相關(guān)性,但高密度開發(fā)并不必然生成較高的站點(diǎn)客流量;(3)距離影響?驮创蠖挤植荚500m步行可達(dá)范圍。在此基礎(chǔ)上,提出在中國城市實(shí)現(xiàn)土地使用與軌道交通的空間適配不宜簡單應(yīng)用TOD模式的高密度開發(fā)、土地混合使用、宜人的步行環(huán)境等原則,而應(yīng)該結(jié)合中國城市發(fā)展的現(xiàn)實(shí)狀況,著重考慮以下幾個(gè)方面:(1)站點(diǎn)周邊地區(qū)潛在的軌道交通使用者密度而非單純的開發(fā)密度;(2)在促進(jìn)站點(diǎn)周邊土地混合使用的基礎(chǔ)上,平衡線路乃至線網(wǎng)上不同類型站點(diǎn)的數(shù)量與布局;(3)優(yōu)化軌道交通的自行車和公交接駁服務(wù)來擴(kuò)展軌道站點(diǎn)的服務(wù)圈層。
[Abstract]:Taking Shenzhen Metro Line 2 as the research object, through the empirical analysis of land use and rail transit passenger flow along the line, this paper discusses the spatial adaptation of land use and rail transit. There is a strong correlation between the passenger flow of Metro Line 2 and the land use in the station area. The flow of travel occurs mainly between residential stations and mixed stations or employment stations. There is a positive correlation between site passenger flow and site development density. However, the high density development does not necessarily produce a higher station passenger flow / distance effect. Most of the tourist sources are located in the 500m walking range. On this basis, It is suggested that it is not suitable to simply apply the high density development of TOD model, mixed use of land, and pleasant walking environment to realize the spatial matching of land use and rail transit in Chinese cities, but should be combined with the reality of urban development in China. Focus on the following aspects: 1) potential rail transit user density in the surrounding area of the station instead of a simple development density on the basis of promoting the mixed use of land around the site, Balancing the number and layout of different types of stations on line and line network) optimizing the bicycle and bus connection services of rail transit to expand the service circle of rail stations.
