【摘要】：近年來,隨著我國經濟結構的轉型,房地產的經濟拉動作用逐漸凸顯。但是過度的依賴房地產導致了房地產業(yè)的增長過快,房價越來越高,人民買房難的問題越來越嚴重,國家為了避免產生房地產泡沫,采取了一系列的宏觀調控,房地產業(yè)的“暴利”時代已經過去,現在房地產企業(yè)更多的是靠品牌效應來進行銷售,足以說明房地產業(yè)“微利”的時代正悄悄來臨。通過調查了解2015年、2016年的房地產數據的變化來看,房地產企業(yè)的競爭變得越來越激烈,企業(yè)要想在激烈的市場競爭中發(fā)展,那么必須要做好企業(yè)自身的品牌定位,提高其自身的品牌價值,而品牌價值的提高離不開好的房地產建筑質量控制。但是從近幾年的報道來看,在激烈的市場競爭中,房地產建筑的質量問題層不出窮,在新聞上經�？梢杂嘘P房地產建筑質量問題的報道。所以,通過筆者在房地產企業(yè)或者項目上的調研與實踐,并進行了相應的質量控制的研究,提出以“品牌價值”為中心的房地產建筑質量控制體系,研究其可行性。文章主要分為六個章節(jié),內容分別為:第一章,解釋了房地產建筑的有關概念,以及以“品牌價值”為中心的房地產建筑質量控制的研究意義;第二章,主要講述了國內外的研究現狀,學者已經進行的研究;第三章,介紹了以“品牌價值”為中心的房地產建筑質量控制現狀的分析,主要包括建筑質量控制的依據、控制的元素、以及相關的行業(yè)標準;第四章,主要提出以“品牌價值”為中心的房地產建筑質量控制體系的構建與運行,包括體系的簡述、組織結構框架、現實流程等等;第五章,以荊州市聯(lián)投國際城項目為案例,進行了以“品牌價值”為中心的房地產建筑質量控制研究的案例分析,分析其問題并提出解決的辦法;第六章,全文的結尾章節(jié),提出了相應的結論并對未來做出了展望。
[Abstract]:In recent years, with the transformation of China's economic structure, the economic pull role of real estate is gradually prominent, but excessive dependence on real estate has led to the rapid growth of the real estate industry, housing prices are becoming higher and higher. The problem of people's housing is becoming more and more serious. In order to avoid the real estate bubble, the country has adopted a series of macro-control, the real estate industry "huge profits" era has passed. Now the real estate enterprises rely more on the brand effect to sell, enough to show that the real estate industry "small profit" era is quietly coming. Through the investigation to understand 2015. From the change of real estate data in 2016, the competition of real estate enterprises becomes more and more fierce. If enterprises want to develop in the fierce market competition, they must do their own brand positioning well. Improve its own brand value, and brand value can not be improved without good real estate building quality control. But from the recent reports, in the fierce market competition. The quality problems of real estate buildings are not poor, in the news can often be reported on the quality of real estate buildings. Therefore, through the author in real estate enterprises or projects on the investigation and practice. And carried on the corresponding quality control research, proposed "brand value" as the center of the real estate building quality control system, study its feasibility. The article is divided into six chapters, the content is: chapter one. This paper explains the related concepts of real estate architecture and the significance of the research on the quality control of real estate buildings with "brand value" as the center. The second chapter, mainly narrates the domestic and foreign research present situation, the scholar has carried on the research; The third chapter introduces the analysis of the quality control of real estate buildings centered on "brand value", including the basis of building quality control, the elements of control, and the relevant industry standards. Chapter 4th, mainly put forward the construction and operation of the real estate building quality control system with "brand value" as the center, including the system brief description, the organization structure frame, the realistic process and so on; Chapter 5th, taking Jingzhou Liantuan International City Project as a case study, analyzes the case study of real estate building quality control with "brand value" as the center, analyzes its problems and puts forward solutions; Chapter 6th, the end of the full text, put forward the corresponding conclusions and prospects for the future.
