【摘要】：隨著海洋經(jīng)濟(jì)在山東半島的崛起,海洋旅游業(yè)已然成為帶動(dòng)地區(qū)經(jīng)濟(jì)發(fā)展的主要力量；蛟龍海洋科技公園正是為滿(mǎn)足人們探索、體驗(yàn)海洋的需要而建立的大型綜合性海洋科技主題公園。項(xiàng)目初步選址為青島藍(lán)色硅谷核心區(qū)的深�；仨�(xiàng)目區(qū)周邊地區(qū)。該項(xiàng)目將建成我國(guó)唯一、突出深海科技的、體驗(yàn)式的海洋科普教育旅游平臺(tái),以突出展示海洋科技成果、深�？萍蓟�(dòng)體驗(yàn)、海洋奧妙探索、海洋科技博覽等“海洋科技”主題。蛟龍海洋科技公園項(xiàng)目將采用引進(jìn)戰(zhàn)略投資者參與融資與招商,運(yùn)用專(zhuān)業(yè)化的運(yùn)作,將其建成國(guó)際一流的海洋科技旅游精品工程。本文將在國(guó)內(nèi)外相關(guān)研究成果的基礎(chǔ)上,結(jié)合本項(xiàng)目的實(shí)際情況,重點(diǎn)從財(cái)務(wù)角度對(duì)本項(xiàng)目進(jìn)行研究分析,研究科技公園項(xiàng)目財(cái)務(wù)評(píng)價(jià)的理論和方法,詳細(xì)的論述了財(cái)務(wù)評(píng)價(jià)中需要運(yùn)用到各項(xiàng)理論,并結(jié)合了蛟龍海洋科技公園的特殊情況,提出了對(duì)這一類(lèi)的項(xiàng)目需要運(yùn)用的理論和研究方法,對(duì)大型游樂(lè)園項(xiàng)目的經(jīng)濟(jì)評(píng)價(jià)以及旅游項(xiàng)目可行性分析等理論有一定的補(bǔ)充和完善。目前國(guó)內(nèi)很少有對(duì)海洋類(lèi)的科技公園進(jìn)行項(xiàng)目評(píng)估,因此本文的研究就顯得很有開(kāi)拓意義。本文運(yùn)用現(xiàn)代項(xiàng)目財(cái)務(wù)評(píng)估的基本原則及方法,對(duì)蛟龍深�？萍脊珗@進(jìn)行了財(cái)務(wù)評(píng)估研究。本文在項(xiàng)目財(cái)務(wù)數(shù)據(jù)估算部分進(jìn)行了詳細(xì)的說(shuō)明和論述,根據(jù)財(cái)務(wù)數(shù)據(jù)的估算編制了兩項(xiàng)現(xiàn)金流量表,為后期計(jì)算各種財(cái)務(wù)數(shù)據(jù)打下了堅(jiān)實(shí)的基礎(chǔ)。經(jīng)過(guò)計(jì)算,蛟龍海洋科技公園項(xiàng)目的各項(xiàng)財(cái)務(wù)數(shù)據(jù)較為良好。同時(shí),為了獲得項(xiàng)目的盈利能力和抗風(fēng)險(xiǎn)能力,提供充分的信息,為項(xiàng)目的投資決策服務(wù),本文運(yùn)用了不確定分析的方法對(duì)蛟龍海洋科技公園項(xiàng)目進(jìn)行了分析。在不確定分析的過(guò)程中,首先計(jì)算了項(xiàng)目的盈虧平衡點(diǎn)。其次,運(yùn)用敏感性分析中的單因素敏感性分析法,確定的敏感性因素為門(mén)票收入和現(xiàn)金流出,對(duì)這兩個(gè)敏感性進(jìn)行了研究,得出了項(xiàng)目的抗風(fēng)險(xiǎn)能力和盈利能力。不確定分析反映了蛟龍海洋科技公園對(duì)社會(huì)經(jīng)濟(jì)的變化的適應(yīng)能力,為項(xiàng)目未來(lái)的發(fā)展和決策提供了較強(qiáng)的理論依據(jù)。文章的研究具有較強(qiáng)的實(shí)踐性、指導(dǎo)性和預(yù)見(jiàn)性。它不僅可以為該項(xiàng)目的投資決策提供科學(xué)的依據(jù),而且為同類(lèi)別的項(xiàng)目財(cái)務(wù)評(píng)估提供了一定的借鑒。
[Abstract]:With the rise of marine economy in Shandong Peninsula, marine tourism has become the main force driving regional economic development. A large integrated marine science and technology theme park built to experience the needs of the ocean. The initial site of the project is the deep-sea project area surrounding the Blue Silicon Valley core area in Qingdao. The project will be the only, experiential platform for the education and tourism of marine science and technology to highlight the achievements of marine science and technology, the interactive experience of deep-sea science and technology, and the mysterious exploration of the ocean. Ocean Science and Technology Expo and other topics such as marine science and technology. Jiaolong Marine Science and Technology Park project will use the introduction of strategic investors to participate in financing and investment, the use of professional operation, it will be built into an international first-class marine science and technology tourism boutique project. On the basis of the domestic and foreign related research results, combined with the actual situation of this project, this paper focuses on the research and analysis of the project from the financial point of view, and studies the theory and method of the financial evaluation of the science and technology park project. This paper discusses in detail the need to apply various theories in the financial evaluation, and combines the special situation of Jiaolong Marine Science and Technology Park, and puts forward the theory and research methods that need to be applied to this kind of project. The theory of economic evaluation and feasibility analysis of large-scale amusement park projects has certain supplement and perfection. At present, there are few marine science and technology parks for project evaluation, so the research of this paper is of great significance. Based on the basic principles and methods of modern project financial evaluation, this paper studies the financial evaluation of Jiaolong Deep-sea Science and Technology Park. In this paper, the project financial data estimation part of the detailed description and discussion, according to the financial data estimates of two cash flow statements, for the later calculation of various financial data laid a solid foundation. After calculation, Jiaolong Ocean Science and Technology Park project financial data is relatively good. At the same time, in order to obtain the profitability and risk resistance of the project, provide sufficient information for the investment decision of the project, this paper uses the method of uncertain analysis to analyze the Jiaolong Marine Science and Technology Park project. In the process of uncertain analysis, the breakeven point of the project is first calculated. Secondly, by using the single factor sensitivity analysis in sensitivity analysis, the sensitivity factors are ticket income and cash outflow. The two sensitivities are studied, and the risk resistance and profitability of the project are obtained. The uncertainty analysis reflects the adaptability of Jiaolong Marine Science and Technology Park to the social and economic changes and provides a strong theoretical basis for the future development and decision making of the project. The research of this paper has strong practicality, guidance and foresight. It can not only provide a scientific basis for the investment decision of the project, but also provide a certain reference for the financial evaluation of the same kind of project.
