基于驅(qū)動(dòng)分析的旅游綜合體開發(fā)研究

【摘要】:在過去30多年的快速城市化進(jìn)程中,交通堵塞、環(huán)境惡化、住房困難、文化陷落、建設(shè)失調(diào)等城市問題越來越突出。在國(guó)家全面深化改革、旅游產(chǎn)業(yè)轉(zhuǎn)型升級(jí)、新型城鎮(zhèn)化和社會(huì)主義新農(nóng)村建設(shè)等眾多重大戰(zhàn)略實(shí)施背景下,正在逐漸催生一種旅居功能一體化的全新生活方式,而旅游綜合體正是構(gòu)建這種“以人為本”的生活方式的有效抓手。為了促進(jìn)旅游綜合體可持續(xù)健康發(fā)展,就必須選擇一條正確的發(fā)展路徑,而由于旅游綜合體高度的綜合性,決定了其驅(qū)動(dòng)因素的復(fù)雜性,因此,非常有必要厘清旅游綜合體的驅(qū)動(dòng)因素,因素之間的相互作用關(guān)系,以及開發(fā)子系統(tǒng)與整體系統(tǒng)之間的驅(qū)動(dòng)機(jī)制;诖,本文對(duì)旅游綜合體進(jìn)行了系統(tǒng)研究,主要研究工作和結(jié)論如下:第一,旅游綜合體的文獻(xiàn)綜述和相關(guān)理論研究。通過梳理旅游綜合體的相關(guān)文獻(xiàn),結(jié)合旅游綜合體和大型旅游發(fā)展聚集區(qū)實(shí)踐案例,闡述其概念、特征、類型等認(rèn)知體系;總結(jié)和分析旅游綜合體形成和發(fā)展的歷史、現(xiàn)狀及遇到的問題等;闡述支撐論文論證的基礎(chǔ)理論,包括系統(tǒng)論、驅(qū)力理論和旅游利益相關(guān)者理論。第二,旅游綜合體的驅(qū)動(dòng)因素分析。通過旅游綜合體案例分析、文獻(xiàn)分析和實(shí)際調(diào)查,從系統(tǒng)論的視角出發(fā)剖析旅游綜合體的發(fā)展過程,將其劃分為決策定位、規(guī)劃建設(shè)和運(yùn)營(yíng)管理三個(gè)子系統(tǒng),最終整合所有影響因素得出:旅游綜合體的開發(fā)受到來自政府、開發(fā)商、設(shè)計(jì)方、建設(shè)方、投資商和運(yùn)營(yíng)商等內(nèi)部因素以及區(qū)位、社會(huì)、政策、經(jīng)濟(jì)等外部因素的影響,這些因素在系統(tǒng)內(nèi)部互相作用,形成一個(gè)復(fù)雜的因果關(guān)系系統(tǒng)。第三,旅游綜合體驅(qū)動(dòng)因素建模及實(shí)證檢驗(yàn)。根據(jù)驅(qū)動(dòng)因素分析的結(jié)果,建立旅游綜合體驅(qū)動(dòng)因素因果模型,并設(shè)定其中的17個(gè)潛變量和74個(gè)觀測(cè)變量;通過問卷調(diào)查的方式收集旅游綜合體項(xiàng)目的相關(guān)信息,對(duì)收集的數(shù)據(jù)集進(jìn)行信度、效度檢驗(yàn)和因子分析;運(yùn)用LISREL進(jìn)行結(jié)構(gòu)方程的數(shù)據(jù)擬合,對(duì)模型進(jìn)行假設(shè)檢驗(yàn)和修正,實(shí)證結(jié)果證明結(jié)構(gòu)模型假設(shè)成立,并得出旅游綜合體開發(fā)的關(guān)鍵驅(qū)動(dòng)因素和驅(qū)動(dòng)路徑:政策條件→決策定位評(píng)價(jià)→規(guī)劃建設(shè)評(píng)價(jià)→旅游綜合體性能、開發(fā)商的戰(zhàn)略價(jià)值取向→決策定位評(píng)價(jià)-→規(guī)劃建設(shè)評(píng)價(jià)-→旅游綜合體性能、項(xiàng)目設(shè)計(jì)方和建設(shè)方的能力-→規(guī)劃建設(shè)評(píng)價(jià)→旅游綜合體性能、開發(fā)建設(shè)要素積累-→規(guī)劃建設(shè)評(píng)價(jià)→旅游綜合體性能、專業(yè)運(yùn)營(yíng)團(tuán)隊(duì)的綜合實(shí)力→運(yùn)營(yíng)管理評(píng)價(jià)→旅游綜合體性能。第四,旅游綜合體開發(fā)理論模型和戰(zhàn)略體系構(gòu)建。根據(jù)旅游綜合體開發(fā)驅(qū)動(dòng)因素分析和實(shí)證檢驗(yàn)結(jié)果,構(gòu)建旅游綜合體開發(fā)理論模型和戰(zhàn)略體系:以基本驅(qū)動(dòng)因素的優(yōu)勢(shì)獲取為基礎(chǔ),包括區(qū)位條件、社會(huì)條件、經(jīng)濟(jì)條件、區(qū)域需求導(dǎo)向、合作方品牌訴求、投資商經(jīng)濟(jì)目標(biāo)驅(qū)動(dòng)等;以關(guān)鍵驅(qū)動(dòng)因素的激勵(lì)調(diào)控為重點(diǎn),包括開發(fā)商價(jià)值選擇、政策條件、開發(fā)要素積累、合作方實(shí)力、運(yùn)營(yíng)商實(shí)力等;以利益相關(guān)者的合作共贏為核心,包括搭建旅游綜合體宏觀與微觀調(diào)控平臺(tái)、搭建旅游綜合體第四方信托平臺(tái)、搭建旅游綜合體供需信息平臺(tái);以階層式漸進(jìn)開發(fā)為手段,包括基礎(chǔ)吸引模式、核心支撐模式、延伸拓展模式;以撬動(dòng)區(qū)域綜合發(fā)展為目標(biāo),包括城市形象新名片、城市未來文化遺產(chǎn)、區(qū)域經(jīng)濟(jì)的增長(zhǎng)極、可持續(xù)發(fā)展的引擎。第五,荊州古城旅游綜合體開發(fā)研究。選取荊州古城旅游區(qū)為典型案例,根據(jù)旅游綜合體開發(fā)理論模型和戰(zhàn)略體系,結(jié)合荊州旅游發(fā)展現(xiàn)狀及條件,建議荊州古城選擇以文化體驗(yàn)為核心的文化創(chuàng)意旅游綜合體開發(fā)模式,包括古城歷史文化創(chuàng)意旅游景區(qū),古城中心—花臺(tái)核心商業(yè)圈,古城西門—西湖商務(wù)、酒店群,古城南門—關(guān)廟文化創(chuàng)意產(chǎn)業(yè)園,古城東門—九龍淵生態(tài)、都市休閑中心,古城北門—新區(qū)文化、動(dòng)車地產(chǎn)中心等六大功能子系統(tǒng)。
[Abstract]:In the process of rapid urbanization over the past 30 years, traffic congestion, environmental deterioration, housing difficulties, cultural collapse, and construction maladjustment are becoming more and more prominent. Under the background of the comprehensive reform of the country, the transformation and upgrading of the tourism industry, the new urbanization and the construction of the new socialist countryside, a new kind of urban problems is being gradually promoted. In order to promote the sustainable and healthy development of the tourism complex, a correct way of development must be chosen to promote the sustainable and healthy development of the tourism complex. The complexity of the tourism complex determines the complexity of its driving factors. Therefore, it is very necessary to clarify the driving factors of the tourism complex, the interaction between the factors and the driving mechanism between the development subsystem and the whole system. Based on this, this paper has carried out a systematic research on the tourism complex. The main research work and conclusions are as follows: first, the literature review and related theory research of the tourism complex. After combing the related literature of the tourism complex and combining the practical cases of the tourism complex and the large tourism development area, this paper expounds the cognitive system of its concept, characteristics and types, summarizes and analyzes the history, present situation and problems of the formation and development of the tourism complex, and expounds the basic theory of supporting the argumentation of the thesis, including the system theory, Drive theory and tourism stakeholder theory. Second, analysis of the driving factors of the tourism complex. Through the case analysis of the tourism complex, literature analysis and practical investigation, the development process of the tourism complex is analyzed from the perspective of system theory, and it is divided into three subsystems of decision making, regulation construction and operation management, and the final integration of the tourism complex. The influencing factors are that the development of the tourism complex is influenced by external factors such as government, developers, designers, construction parties, investors and operators, as well as the external factors such as location, society, policy and economy. These factors interact within the system to form a complex causality system. Third, the tourism complex drives the system. Factor modeling and empirical test. Based on the results of the driving factor analysis, the cause and effect model of the driving factor of the tourism complex is set up, and 17 latent variables and 74 observation variables are set. The LISREL is used to fit the data of the structural equation, and the hypothesis testing and correction of the model is carried out.
