H公司蘇州市“A”綜合體項(xiàng)目的產(chǎn)品設(shè)計(jì)與財(cái)務(wù)分析

【摘要】:隨著改革開(kāi)放以來(lái)我國(guó)城市化進(jìn)程的加快,城市綜合體作為城市最重要的構(gòu)成單位,迎來(lái)了一個(gè)快速發(fā)展的階段。同時(shí)城市空間多中心化的發(fā)展趨勢(shì),亦增加了對(duì)城市綜合體的需求,本文以蘇州這一極具經(jīng)濟(jì)潛力和文化特色的城市的中心商貿(mào)城為基礎(chǔ),選取了位于蘇州市相城區(qū)中央商貿(mào)區(qū)內(nèi)核心區(qū)位的“A”地塊為研究對(duì)象,擬開(kāi)發(fā)一個(gè)兼具甲A級(jí)辦公樓、SOHO式辦公、Shopping-Mall、超5星酒店、大型會(huì)展及會(huì)務(wù)、服務(wù)式公寓等多項(xiàng)城市功能于一體的城市綜合體。該文結(jié)合目前宏觀政策、環(huán)境和微觀的人文、區(qū)位、經(jīng)濟(jì)發(fā)展水平等影響因素,綜合運(yùn)用文獻(xiàn)研究法、市場(chǎng)調(diào)研法、實(shí)證研究、結(jié)構(gòu)方程因果分析法等研究方法,從該項(xiàng)目的市場(chǎng)研究、到目標(biāo)客群的需求分析、再到項(xiàng)目的產(chǎn)品設(shè)計(jì)、并且通過(guò)對(duì)項(xiàng)目的財(cái)務(wù)分析等方面,對(duì)其可行性、盈利性、資金連續(xù)性、市場(chǎng)效應(yīng)多方面做了系統(tǒng)性的實(shí)證研究,最終得出該綜合體項(xiàng)目具有優(yōu)秀的經(jīng)濟(jì)效益和發(fā)展?jié)摿Φ慕Y(jié)論。其論證過(guò)程和結(jié)論建議對(duì)同行業(yè)從業(yè)者及城市發(fā)展規(guī)劃制定者亦具有一定的借鑒意義。
[Abstract]:With the acceleration of the urbanization process since the reform and opening up in China, the urban complex, as the most important component unit of the city, ushered in a rapid development stage. At the same time, the development trend of multi-centralization of urban space, It also increases the demand for the urban complex. Based on Suzhou, the center of the city with economic potential and cultural characteristics, this paper chooses "A" land as the research object, which is located in the core location of the Central Trade and Trade District of Xiangcheng District, Suzhou City. This paper intends to develop a city complex with many urban functions, such as a class A office building, Soho type office, super 5 star hotel, large exhibition and conference, service apartment, etc. This paper combines the current macro policy, environment and micro humanities, location, etc. Influence factors such as the level of economic development, comprehensive use of literature research, market research, empirical research, structural equation causality analysis and other research methods, from the market research of the project, to the needs of the target group analysis, Then to the product design of the project, and through the financial analysis of the project, to the feasibility, profitability, capital continuity, market effect and other aspects of a systematic empirical study. Finally, the conclusion that the complex project has excellent economic benefit and development potential is obtained, and its demonstration process and conclusion and suggestions are also of certain reference significance to the practitioners of the same industry and the urban development planners.
